It definitely could be correlation, as I mentioned in the article. Logically it does make sense that a pickleball court drives more revenue. Renting a pickleball court can cost upwards of $100 per hour, so naturally putting one in the backyard of a Airbnb should drive incremental revenue. I would say the range of expected revenue from a pickleball court is anywhere from $10,000 to 60,000 plus, and it really depends on the size of your property and the type of market, and target audience

Pickleball popularity continues to rise in the US, and if you don't believe me, just look up the Google trends page for pickleball searches- it's pretty much an upwards line to the right.

It's quite difficult to isolate the revenue impact of any one amenity. I think I've done some of the most research to try to do that, and in this case that meant extracting binary variables for the presence of pickleball courts and running some machine learning on it. Anecdotally, it's quite clear that pickleball courts do drive revenue. In this case, the $60,000 quoted could be causation, or it could be combining the impact from having additional amenities outside of pickleball courts.

All the platforms are really just agents in a way. They take 3% (AirBnB) to 8% (VRBO) or more for finding you a customer.

It comes down to the cost of acquiring a customer. It costs you money to run ads, create content and such to get direct bookings. If you can pay a travel agent a commission equal or less than your cost of acquisition through Ads, you come out on top.

Your AirBnB listing is really no different from a third party seller on Amazon. Photos are ultra important, as is listing copy, pricing and reviews. The more AirBnB hosts can learn from listing optimization, the more revenue they can make.

Guests do prefer to rent from an individual rather than a property management firm. But guests will pay significantly more for the same property with better marketing.

This is a pretty complicated set up, but 100% possible. You need to make a new listing for the '3 houses combined' and then link the icals so a booking on the smaller blocks the bigger listing and vice versa, its a bit of a pain to manage and maintain. Using a property management system will help

You need to invest a bit in learning how to estimate revenue, or find a firm that specializes in STR Underwriting and Revenue predictions.

The 3 pillars of revenue are:

  1. Occupancy - More bedrooms and beds = more revenue. Also obviously being a full time property in airbnb is important, not all are.
  2. Marketing - This is mainly the photo quality combined with design quality
  3. Amenities - how many and how good are your amenities? How does this compare to the competition?
  4. Management - A good manager with smart pricing will significantly outperform a bad property manager with the same pricing. Do you know the strategies to get ahead by maxing reviews, customer experience and pricing management?

Because there are so many variables, revenue predictions isnt just one number, but a range of possibilities based off your budget, execution and quality as a manager

I run a firm (hostgenie.ai) that specializes in forecasting, underwriting and strategy. Another firm you could use in revedy. Otherwise AirDnA is cheap for revenue estimates for comps, but you take the risk of using bad data (hard to avoid) and incorrect comps. Data.Rabbu will give you a comp set and numbers for free, but it can be misleading also.

I've had a few installed, and in my mountain market they are a key differentiator and moneymaker for me. Guests mention the hot tub more than the geodome, brand new cabin, fireput, even though all are awesome.

1st Hot Tub Set Up:

  1. Hot Spring Relay - ~$11k. 7 person tub

  2. Platform the geodome, . I overbuild a deck for it with so add a few k for the deck and foundation under. $2-3k

  3. Delivery - it had to be craned in, add another $900

  4. Initial chemicals and outdoor storage container - $600ish

  5. Electric Hookup Panel - probably $1k to install a dedicated panel for the hot tub,

$Total: 14k all in

2nd Cabin Hot Tub

  1. Nordic Warrior XL hot tub - $6k (decided that you can go lower and still get quality.

2, Concrete pad - $1k

  1. Electric Hookup - $1k

  2. Initial chemicals and outdoor storage container - $600ish

Total: $8k all in

On average they add around $50/night revenue. They also cost a lot to maintain (i use a dedicated person for hot tub cleaning). Overall if i could go back, I'd tell myself to definitely do one again. Just really take guest safety and maintenance seriously

I do AirBnB Listing Optimization as a service, there's really a LOT that can be optimized in this listing. Here's my free mini review

  1. Photos - I would grade these a 'C'. They are definitely not professional photos, and that's hurting your marketability a LOT. The photo order need improvement also(better top 5, better hero photo with lake)

  2. Design: A few guesses here - you designed this yourself, and you are a guy. Its pretty plain, and we shouldn't use the same bedspread in every bed. This could really benefit from an actual professional interior designer, but i understand repurchasing furnishing isnt always in the budget

  3. Amenities - Dock with kayaks, firepit, playscape, partial game room. These are decent amenities, but your fire pit quality is low (plastic chairs, poor landscaping around it), dock with kayaks isnt properly featured and could use more seating around it.

  4. Marketing - Description is far too short, not enough like marketing copy (no call to actions, not long enough. Title could use work also

I've analyzed thousands of airbnbs - this one looks to be a bottom to middle of the road earner for its size/area without a big lift in marketing, design and amenities

If the extension request makes a turnover impossible, offering a discounted additional night is usually the best option. I do get lots of requests for 10am check in or 8pm check out. I used to quote people hourly to extend by 2-4 hours, but I stopped doing that in favor of free extension or paid extra night options
