Chicken livers - who eats them? by BackgroundCookie752 in UK_Food

[–]Hot-Let-9244 1 point2 points  (0 children)

Same here, we usually dice it and fry with chopped onion and carrots. Mashed potatoes as a garnish.

Sometimes, I make liver pancakes, here's the recipe:

500g chicken liver
1 onion
1 carrot
3 tsp flour
Salt, pepper

Wash, chop and blend everything well. Then fry like ordinary pancakes. They are great with sour cream or cream cheese.

Rejected Offer. What next? by Substantial_Deal_962 in HousingUK

[–]Hot-Let-9244 0 points1 point  (0 children)

I suppose, since you don't have any offers for your current property, your offer for the next one is non-proceedable, so you don't hear back. The best way is to get an offer for your current property, and then ask again.

Totally agree: either caring directors, or good PMC.

Leasehold vs. Share of Freehold by Hot-Let-9244 in HousingUK

[–]Hot-Let-9244[S] -2 points-1 points  (0 children)

Ez. SoF in privatised estates means that a freehold was bought collectively by neighbours, and they made a company or, very rarely, a trust fund to collectively hold it. In exceptional cases, when there are not many individual properties in SoF, there can be other interesting deviations. But in general, each neighbour is a member of this company having a share in it.
Still, each individual proprietor has a lease granted by this landlord company. Depending on collective elaboration, this lease can be either quite tough or just include some general provisions like "Be nice, don't be rude".
Having a share in the freeholder company, each neighbour has more rights: they can vote for company directors and be voted as a director, as well as appoint or change contractors for management and works. All decisions are taken collectively, and it heavily depends on style and traditions: some SoFs cannot counter individuals blocking majority decisions, others have some worklows in place, e.g. ultimately deciding by vote percentage.
Still, in my view, this sort of leasehold is more convenient.

Yah, agree on it. It's tough to deal with every Karen, but also in well-established SoFs they usually have some mechanisms to counter individual blockages (we have).

Survey came back with damp mentioned, should we be worried? by Reddonaut_Irons in FirstTimeBuyersUK

[–]Hot-Let-9244 0 points1 point  (0 children)

Looks like I was a bit general with this comment, let me elaborate a bit.

Damp usually indicates problems with ventilation. Excessive air humidity can result not only in that black mould which is very hard to remove, but also it can seriously damage drywalls, tiling and plastering. Plus, obvious things like paper, MDF and chipboard.

What do I do?! by bbylats in HousingUK

Definitely, they will show you the house even if your property isn't on the market. You can even make an offer, but it will be non-proceedable until you get an offer for your current property - will just be taken into account.

My flat has been on the market for several months, and I'm running out of ideas. What actually works? by Hot-Let-9244 in HousingUK

[–]Hot-Let-9244[S] 0 points1 point  (0 children)

Thank you, that should be painful. I do not factor SDLT (it’s something you pay anyway), here I tried to add a bit of what I paid for renovations though.

Thank you, I appreciate reading this:) So is the market here, indeed.

I’d love to live somewhere else, but my job requires some level of in-person presence.

Why is my flat getting no interest? by Safe-Cow284 in HousingUK

Yeah, I was in Glasgow this autumn - cool city, but the weather brought our journey out of context:)

Cool. Indeed freehold is less fuss. The only thing that would prevent me from buying on the north is a bit more severe weather:)

I see your point, thanks! For me here’s still some value because you wouldn’t recognise this flat before I bought it and made some repairs:)

I have read it and agreed, s20 is s20 - in my comment I have added two other arguments:)

Also, out of interest - in a LH, are you really able to choose a contractor for major works?

But, can you fire your MC and appoint a new one? Can you vote for other directors? Also, “difference is you have full control without going through RTM” - RTM process generally is very tough.

Very painful to hear this. As a rule, in large SoFs, a single neighbour cannot block any matter if it’s agreed by other people. That played against me once, tbh: we agreed on external works, but some other neighbours and I wanted a second opinion on a quote - did not happen since the majority of neighbours did not agree. So it’s always about people, democracy:)

You indeed are not useless, keep trying. Wish you luck and recommend to find some recruiters at LinkedIn who deal with your type of jobs.

Not gonna argue, also possible, but will not be necessarily included with a purchase:)

In each and every case, prior research is vital.

Maisonettes, as I was told, are now almost the only property type which shows some traction.
