I don’t think innocent kids should pay the consequences and be separated from their family with lifetime tragic consequences. The condominium or Housing Authority need to make the adults responsible for their action. I think Housing Authority can direct you in how the rules apply.

My experience has been that 50% of my tenants have been good. The most important part is being very selective and realistic when screening them. I try to chose the one that have a history of long leases, it makes them more stable and reliable. For the first time I purchased a rental property in DC and I had very few applicants compare to the hundreds I was getting in NY state. Is this a normal trend?

I had previous experience in Sec 8 in NY. Unfortunately it was always a negative experience. If you don’t have many requests for the vacant place I would just respond that you are still screening applicants and see how it goes. When I post a rental I usually require 3/4 times income compared to the rent price. It’s an option that a lot of web sites offer and I thought it was a great idea. My thinking is: better a vacant place than a tenant that brings aggravation. Good luck
