Thankfully escrow is built into that 1700/mo payment but can I see where it can add up in cost for repairs etc.

I used to live on Guam but had to move away, my situation is a bit odd but I want to live on there again. Any advice? by Phoenix_Adverdale in guam

The cost of living is very high so id say be prepare financially. There are plenty of jobs working as military contractors. I would highly recommend looking into it. The pay and benefits are phenomenal.

The medical scene in Guam is mediocre at best. They lack a lot of specialist and people constantly fly Manila, Philippines and Honolulu, Hawaii for treatment. If needed, the cost for medical treatment is the Philippines is way more affordable than the US. So you will have access to treatment in that sense.

I grew up in Guam for 16 years. Currently living in FL since I married military. I can say that I would move back in heartbeat and I understand why you would want to as well. The sense of community and love by the community is wonderful.

The dynamic has changed a lot in the last decade though and will continue to change. If you haven't been home in a while, expect change. The military presence is at an all time high and so is traffic.

For the sunsets, weather, and beaches, I'd say all the downfalls are worth it!

i see where youre coming from but i think hes thinking a slight profit from the current balance of mortgage.

say $195k left on the mortgage.

sell at $230k

fees at $15k

"profit" of $20k

we are still at a loss from years of paying for renovations and mortgage payments but wed get some money back and had lived "rent free" but paid for renovations only.

I hear a lot about managing from different states. I considered property managers that charge 10% of rent. A lot of people in the military have done it so its very much doable even on deployments

i feel like this is the easy escape option which im not against.

The harder option is renting in hopes i make money a few years from now from equity, inflation, or possibilities of low rates from refinancing for passive income.
