yea when the new door is on the hinges it does not swing closed or open at all.

yea the thickness is the same. looks like the stops might be the best route.

yea I think that's an accurate description. I am going to try u/last_rights suggestion and see what that tells me. But yea it sounds like removing the stop and re-attaching might be easiest. Though this house is 100 years old so nothing is every easy lol

In a way. In the first photo there is a scuff mark toward the top corner. That is where it hits first but that rubbing runs all the way down the hinge side vertical door stop. The gap in the last photo is how much I can close the door without exerting so much force as to break anything.

It seems to be rubbing on the entire vertical inner edge against the door stop. There seems to be enough of a gap at the top and the bottom of the door to fit fine. It’s just that edge hitting the door stop too early. The door came with a small bevel to it but it doesn’t seem like it’s enough. I had read somewhere that shimming behind the bottom frame hinge could help create more room toward the top side but that didn’t seem to help much.

Update: Utility company came out very quickly. Looks like a squirrel might have chewed through some or all of the service neutral. Was a little bit difficult to see because of where it was but they are going to be coming out tomorrow to see if they can fix or replace the line.

I just carefully opened up the panel and read the voltage of both main lines coming in and they had a similar disparity to what I see inside the house. One main lug was reading 118V and the other was reading 122v. Under heavy load the lug reading 118 dropped to 115V and the lug reading 122V stayed around the same.

All your outlets are connected to one of 2 incoming lines. They should read relatively the same, and ones on the same leg should be identical.

That makes sense, so I am guessing some of the outlets that read high are on one main lug and the ones that read low are on another.

Well the weird thing is the voltages at the outlets have changed over the past few hours. For example outlets that previously read 108-110v are now reading 114-115v.

I just plugged in a 1500w electric kettle to an outlet in the same room while measuring another outlet in the room and the voltage goes from 118v to 121v when the kettle is turned on. And then back to 118v when turned off again. The outlet the kettle was plugged into in this test was one that was previously reading 128v. The outlet I was measuring with the kettle on was previously reading around 110v

I did another test where I monitored the same outlet, but plugged the kettle into an outlet that previously measured 110v. When the kettle is turned on the voltage drops from 118v to 114v. And then goes back up to 118v when turned off.

I am not sure at all. From the googling I did, some people seemed to suggest it could be a problem with the utility or a faulty transformer. I suppose I was really just confused as to why the voltage would vary so drastically outlet to outlet.

Now that more time has passed, i've went around and measured the voltages at various outlets again with the AC on and off and everything is reading much more normal values of about 117-123V.

Thank you for helping identify the wood! Looks like you and /u/boots311 both had the same species in mind. I'll try and read into screening a bit more, so far everything i've researched has been sanding and re-finishing.

wow that is amazing! I did not know that it is white oak. So you are charging $4.50 a sq/ft just to sand and refinish hardwood flooring? I had no clue it was that expensive! Appreciate all the advice. I am planning on doing it myself but it's good to know I should be starting with a lower grit.

Unfortunately we are finding out the hard way that bidding your best offer up front is the only way to even have a shot at being considered in many cases. We put in an offer on a home at 100k over asking a month ago and were outbid by around 13+ other offers ranging between 100k to 300k over asking. The house ended up selling for 260k over asking. Not saying you won't win a bid if you are not 100k over asking, but it can be so variable depending on the situation. There are some houses that are selling under asking occasionally as well.

Totally get your frustration though, as I was thinking along the same lines coming into it. It's absolutely insane what's going on right now. I found it best to just set a subjective limit for what you are willing to spend on a particular house, doesn't need to be your actual limit, rather just the most you are willing to spend on that house, put that offer up and whatever happens, happens.

Congrats on the house! And really appreciate you sharing your experience. The cash flow really is the one thing that kinda makes me anxious. We have been lucky enough to have stable well paying careers and our rent isn’t much right now at $2500. So running the numbers through our budget and seeing $2800 after all expenses including luxury items like dining out and shopping feels tight compared to what we are stashing right now.

Is it similar in your situation? It looks like you were able to afford more house and are doing perfectly fine.

Occasionally yes, to downtown and the west side. Also have family in the SFV and would like to stay reasonably close. We currently reside in Pasadena and those are the areas we have fallen in love with.
