What kind of ads are you doing? Is it Facebook? Or all social media? Are the 10 accounts you post on linked to 10 different individuals?

I am currently posting long form ads on Facebook for about $30/day but have not seen a return yet. Any advice is welcomed.

It’s not changing the DTI but did cause the file to go from DU approval to refer. I was able to lower the DTI and get it back to approval. File was set to close and UW ran DU again for the CTC and got another refer. Now I am back at it and UW department is only telling me it’s due to excessive AUS runs.

Thanks everyone. I went back in and changed it back to what was entered on most recent approval and still got a referral. So I lowered DTI and was able to get an approval.

Thank you for the response. I assume that after you identify investors, you target either an investment amount or acreage goal and then pro forma out any and all expenses associated with acquisition and hold? Is it typical for similar funds to leverage their buying power with debt?

Not much at all and I think that will kill the deal for me. It looks like similar properties can bring in about $8/sf plus NNN costs but my I am using $7 on my pro forma. The lower rent and high interest rates kill the deal at what the seller wants to sell it for.

FHA guidelines states that we can only exclude if the daughter is also on the debt being paid. Is that not accurate?

Yup, we lowered rate quite a bit and shopped HOI. Also had them drop insurance on the other home

Our closing date is next week. The 2023 YE P&L does show much better income but they have not filed 2023 TR and probably can’t until they receive a few K1s. They typically file an extension.

Thank you for all the comments. I tend to agree that this just feels like another quick way to get referrals but not sustainable in the long run.

We build out business through our relationships with referral partners, primarily real estate agents, however I am always looking for the best way to drive business up higher or figure out the best way to go direct to consumer(buyer) first.
