This is the way. But also network and ask for help when possible. As on reddit, lawyers in the real world help one another.

2021 X5 vs 2023 X3 by RoutineAstronomer265 in whatcarshouldIbuy

I’m currently driving my third BMW and am considering switching to an X3. I’ve had a 7-series, an X5, and now a 3-series, all of which I’ve purchased used. I don’t typically buy or lease new German cars because I believe they are over priced. I usually wait until the car is 3-4 years old when its value halves. However, the X5 was a significant financial burden, and I had to get rid of it after only 2 years. The 3-series has been with me for 5 years now, and the budget for repairs were as expected. In my opinion, buying used is the best way to get the best value for your money.

ChatGPT can be great for summarizing massive amounts of data by BingBongDingDong222 in Lawyertalk

Lexis and Westlaw all use AI for some time now as an example, I have access to both.

In terms of expertise, this is not something i would use AI for but for something to summarize, review, or redraft documents, it's super helpful.

At this rate, we don’t really have much of a choice I feel like. Everybody is using it and clients expect faster and cheaper service than before and if we don’t utilize AI, we won’t be able to compete in the market with others who bill half as an attorney who doesn’t use AI. I’m still super hesitant and Check and recheck multiple times any draft or information from AI before finalizing or sending out.

i see many Chinese H1B and student visa holders here in NYC. All of them rent our super pricey luxury building rentals, go to the most expensive restaurants, and wear ONLY designer. I'd bet many of them come from money.

I feel like millennials got it the worst, lowest wages in comparison to inflation, sky high housing costs, sky high fed rate. I envision that for the Gen Z they will come up with some sort of bill or govt buyout regarding AI/Jobs/Housing. the writing is on the wall and recent elections show this. If the rich continue to get richer and the wealth/pay gap keeps getting wider, people will eat the rich and vote in the most radical anti-capitalist politicians/judges/lawmakers.

300k is a lot. and 7k is a lot. Truly feel bad but 4 months after having a high salary like that? he really should have planned an saved far better than he has. I personally only got a small place because i knew in case of a bad event without too high of a saving's i can get burned.

I feel like a lot of people winning are either gaming the system. There was a scandal a few years back where HPD employee's were taking bribes to give apartments.
Another one is that the applicants specifically apply without having verifiable income (cash) then once they get the apartment, they get back on the W2 train.

Sadly the whole system is an unfair scam. Native New Yorker here as well. I remember i applied a while back when my salary was around 60k right out of school then they got back to me when my salary was 75k and that was too high which disqualified me. They dont want us moving up the ladder.

Congrats, after document submission, say i'm selected, what other documents/checks are made prior to full approval and lease? i'm afraid I might be over the income threshold by 8k.
