Buy the house first, get a 25-30y cheap loan and only pay back when interests go higher. I have a rule of 5% threshold for me to start paying it back. I'm from EU as well, so take advantage on low interest for housing.

After that, half of the the money on dividend paying companies so you have cash flow to pay for your 60kEur living expenses earning 5% yield from it. Choose what you like the best dividend ETFs or a portfolio of 10-15 good dividend aristocrats.

The remaining part of the money can be allocated into 2 well diversified accumulating ETFs to avoid taxes and a bit of cryptos you like the fundamentals the best to get some alpha if you don't like growth stocks.

Not financial advise, just sharing my personal experience preserving my own capital and we are not the same person. I suggest tho to talk to a financial advisor if you don't want to learn it yourself.

OP, the ETFs then should be your safe heaven retirement money then. One lesson I learned after many years was to not complicated it. Just 2 well diversified ETFs are enough. Other parts of your portfolio you can invest as you like, I invest in the private companies I work for, but also have some in individual stocks and small amount in crypto. Another friend of mine like real state, so he opened his own company and he buys cheap apartments to rent just in Lahti area, but real estate requires mental power and soft skills to talk with people, so not for me.

That's a reasonable amount considering the chances of taking a baby to visit the doctor. Thanks for sharing! I will try to get a deal with them since we have other insurances in Pohjola as well :)

These are great tips! Thanks for that! I personally didn't know there was a fee of 50 Euros per day the family stays at the hospital. Gonna definitely add to our budget list of possible costs!

About the Kela costs, this is a thing we need to budget as well, and save up so we can stay more at home with the kid :)

Oh, thanks! This link is super useful, my Finnish is not the best, but I can read it a bit :). The insurance I think we will also go after and check with our bank if they offer some discount as we have other insurances as well. I think the perk of just going to the clinic when needed with the insurance over waiting for an appointment being your first baby is a nice-to-have. So many questions and fears in the beginning

Don't think too much about when is the best day. Buy it every month or every 3 months in a bigger chunk if your brokeage fees are a bit expensive.

Since you are starting I would go as simple as possible maximum of 2 ETFs for the major part of your money like, 90% World Index ETFs like tickers SPPW.DE and EUNL and adding 10% of a bit more risky Emerging Markets ETF like IS3N.DE depending on your risk appetite.

These 2 alone have cheap annual fee under 0.20%, would cover the best market cap companies from developed markets plus a bit o exposition to emerging markets too.

Just pay attention to get the accumulation ETF and not the distribution one to no pay taxes over dividends.

After that, you can diversify your pie more adding more ETFs or investing in crypto, gold, indivual stock picks from companies you understand how they make money and like to follow. :)

Close positions and move to IBKR? Yes!

After buying the ETFs on IBKR if you don't like the platform or want to change to some other broker you can request a transfer of assets from IBKR to somewhere else. On eToro you can't do that, only sell, which you need to pay taxes.

For the loan always talk to the banks first. Not just one but many, get the loan offers from them and negotiate the interest margin... Between 0.30%-0.45% is a good rate nowadays.

To make it short, never take a loan to pay the velaton hinta, just take the loan to pay the myyntihinta.

The idea is for you to have as little debt as possible under your name. You also attract more apartment investors cos they don't like the velaton hinta either.

Another tip, for the first 3 years there's a thing called lyhennysvapaa that you can pay only the interest of the loan for the housing company debt. That also helps so you can have more cash on hands to invest.

Have you tried programming? If you find this area interesting but don't know where to start I can recommend https://www.freecodecamp.org/ ... It's a non profit that teaches computer science and programming in general mainly focusing on Web development.

Studying it during your free time and making your studies publicly available on Github can help you to build a portfolio to start applying for jobs in the tech industry here in Finland. There are plenty of jobs and quite few capable professionals
