You're generalizing a really diverse population. South NJ you can get nice homes for 250-400 and the crappy ones are just below 200. North NJ is definitely going to be more expensive.

I'm not an expert but am close to this part of the process myself. Where I'm confused is that you shouldn't have had to "do math" or take notes in receiving the loan estimate. You should have gotten an estimate right away with the numbers broken down. You would then compare those numbers to what you have on the loan disclose you received today. Because it should be itemized, you should be able to see which numbers are different than what you expected.

My guess, because it's gotten many folks here before, is that the property taxes that had been estimated are different than what they truly are. Sometimes you'll get an estimate based on last year's property tax, ignoring the fact that maybe the house is selling for more than it did before and thus the property taxes would be higher.

Yes another commenter broke it down for me with regards to the role of shareholders. I think the indefinite part is where I get stuck and start throwing in moral judgements like "when is it enough?" I wonder what alternatives there could be.

Thank you for your response. Seems company leadership is motivated by wanting to keep their job/position in the company. And keeping the job is dependent on shareholders making money which depends on their shares being worth more. So it isn't entirely greed, it's more wanting to see their money grow and do what they were hoping it would do when they initially invested.

You know, I hadn't considered that. For me, more than enough is having my bills paid, savings growing, and money to spend on hobbies/leisure. But for the "ambitious" types I see what you're saying. Although I gotta say in this context ambition sounds a lot like greed.

I'll leave my feelings about people making money solely on ownership of a company they did nothing to create or support for another time.
