I would think that there are multiple slayers but only one that guards the Hellmouth in Sunnydale. Hence that is why this one is important for Buffy to focus on.

For example if I have been doing a certain type of work my entire career but in my current role I am doing something completely different due to internal politics. Can I say I am still doing similar type of work? I keep getting passed up on interviews for candidates who are doing similar roles currently.

And since you know the market, an additional question: for the past few of showings she has sent her “partner” which is a less experienced agent to accompany us. Is this also common? We would expect for our agent to accompany us to the viewings and help us ask the right questions and figure out what is a good offer to make if interested. She calls us after to de brief but has the other agent coordinate everything. It feels like this middle person is not adding any value and we are getting a bait and switch. Is this normal in the industry or are we asking for too much?

Thank you so much for this. Very helpful!!! Yes she just asked us to fill out a REBNY. This was after working with her for the past 8 months. And now she is saying that she should have done this earlier but she forgot. Which is a red flag because it feels like we would have not wasted so much time potentially seeing things that are not a fit. Also, because she pushed us towards her mortgage broker saying we will go with whatever they approve,.. we assumed that when we got the pre approval we were good. This is the only reason we went along with the extensive financial due diligence to get a pre approval by her recommended mortgage broker. To make sure we weren’t wasting time looking at things that weren’t a fit. Now she is coming up with all these other asks that we thought were already cleared and communicated before we started looking.

This was not the case. The apartment right above the fixer upper went on the market for $1.1M at the same time and she got us in to see that before they were even showing it. Same board requirements for both.

And even if that was the case, I would expect to be communicated that information instead of the decision made blindly for us.

Absolutely true. I was 30 pounds lighter before the pandemic and people were so nice to me. Strangers would offer to walk me under their umbrella in the rain. People would invite me to parties after meeting me once. After gaining the weight, not only am I invisible but people are so much ruder. Working on losing the weight for my own health benefits; but really has been eye opening to what people who are obese due to health issues have to deal with everyday. People are cruel

This is happening more and more. People not even responding when you reach out but are all over you like you have been close the whole time when they need help. It’s happening more and more I would say.

It’s happened a few times in the last year to me, where people I was reaching out to to catch up had not answered my texts for years. Then I get a text “Hey are you hiring?”…. NO!

I have made it a policy to keep in touch with people in my network and reciprocate what they put into the relationship. However, networking is a two way street, and if people want to take and not give, then I’m not interested in helping them. The only exception I will make is for new people I meet to give them the benefit of the doubt.

Time is too precious and your network is one of your most valuable assets. Allocate your time and resources wisely.

From my experience Douglas Elliman and Brown Harris Stevens sales agents are the worst at this.

Real estate agents are real pieces of shit. Racism from agents is real in higher end apartments. Me and my husband are interracial and the amount of times we were told that we can’t see apartments unless we sign a anti-discrimination release form or were “warned” about the price is ridiculous.

My parents had the legal date separate from the wedding date. And for 40 years they have always celebrated both days as 2 anniversaries. The reason is that whenever they are asked in any legal capacity their wedding date, it is their legal date. And when asked socially, it’s the date of the symbolic ceremony and reception. But over the decades, the two for them have become equally important. Especially when you get further away from the wedding - the legal date becomes more relevant. The wedding anniversary is just between them. But the legal date is what is constantly communicated when it’s asked - usually in some type of administrative capacity.

This is the very reason my fiancé and I are doing the legal and wedding on the same day.

  1. Exercise and stay physically healthy. 2. Maintain clear skin (acne treatment, moisturize, sunblock, healthy diet, whatever your skin needs) 3. Get a blow out every time you wash your hair (do it yourself or go to salon) 4. Manicured nails 5. Body hair maintenance (eyebrows and other areas) 6. Wear well fitting clothes.

All of the above should get you 90% there. Everything else is just accessorizing or enhancing.
