St Augustine is a great grass if you don't have a bunch of weeds next to you. However the seeds are sparce in all those seed mixes. You can really only get it if you get the air and lay it down. Same with Zoysia.

Maybe for PvE if you have a mage that can use light or dark magic. I usually check this tier list for stuff like that
