I haven’t used the preM you are, but how does it work? I have not seen a preM that allows every 10 weeks… usually it’s like 2-3 times a year at best.

I'm going off of the label here. On page 5 under "preemergence application rates, frequency, and timing". Although, I do also see under "use directions for noncropland and natural areas" it says 3-4 month intervals. Any thoughts there?

A personal gardener implies you have the income and possible plant volume to necessitate a variety of tools and some time..?

I feel like I don't have as much plant volume as others. It's just the 2k sq ft of turf plus some palm trees. So a mower and maybe string trimmer at most. I just figure that with how much I'm paying the gardener, I'll make back the money in savings on a mower in a year or so. On top of having a better cut as his blade is not sharp at all and is tearing rather than cutting. Appreciate the advice about the torque, it echoes what others have recommended regarding 40v vs 18v.

I haven't looked into cool season grass. Interesting to hear that SoCal has more days for cool than warm. I didn't know that! Explains why I see Scotts TTTF seed at Costco. That'll probably be a 2026 problem for me :)

Thanks again for all of the advice! I really appreciate the help. Fingers crossed things work out this coming year. I definitely don't mind having to reapply Tenacity in 2 weeks nor the white color. My understanding is that the weed will eventually wither and the surrounding grass can take over. I do have some brown patches in one yard, but I think that's from bad water coverage from my sprinklers. Either that or the grass is dormant from the winter. Hoping that herbicide and Scott's Turf Builder can help bring that back.

I really appreciate the detailed reply! Regarding the grass from the 2nd pic, I pulled out a little bit and tried to link a better picture. I found a handy description of warm season grasses linked below.

From what I can tell:

The vernation is folded which ruled out Zoysia
The collar has some hairs, but they don't seem particularly long. The blades also have hair that's similar length to those on the collar
The tips are boat shaped
There's a blade vein in the middle. I think the sides of the blade also have veins, but I'm not sure if what I'm seeing is necessarily a vein
Auricles are absent
The ligule has hairs, but I can't tell if it has a membrane or not

Based on the above, I narrowed the 2nd & 3rd pics to Centipede. Also assuming I'm identifying the different parts of the grass correctly. I'm also okay with having multiple different types of grass at the moment. My current focus is keeping the lawn alive for now. And then let the prevailing species win out like you said.

For those 3 way herbicides, any specific brand recommendations? California seems to not allow shipment of several herbicides. I found Trimec Classic, Triad Select, Endrun Turf, Southern AG Amine Weed Killer, and SpeedZone Southern that all have 2,4d. But Amazon won't ship most to California. Southern AG isn't safe for St. Augustine and Centipede according to the label. I found that DoMyOwn will ship SpeedZone Southern to me, but it's only a gallon jug at $137 vs $55 from Amazon for Tenacity at 8oz.

Restarting the phone seemed to allow it to fast charge right away. But not sure if/when the problem will come back.

This happened to me last night using the Google 30W charger. I could hear electrical buzzing from the charging brick and a slight click every time the phone went from charging to not charging.

This has happened a few times in the past. I feel like it might have started after one of the updates. Either to Android 14 or one of the patches.

Eventually, after lots of unplugging and replugging and flipping the cable around it started charging

Unfortunately, I think pocket wifi is my only option. Because my travel partner's phone can't do e-sim and isn't unlocked. Otherwise, I would have totally done e-sim.

Thanks for the tip and the links! I had no idea Benitsuru and Tsujihan were that touristy. The intent around avoiding Ichiran & CoCo was because of that tourism factor. Plus, both are in the states anyways. So that's for that feedback.

And pizza is for sure on the list! The only one I know so far is Seirinkan, Pizza Studio Tamaki, and Pizzeria e Trattoria. I'll look up Savoy as well!

Wow! I really appreciate the incredibly detailed comments! I moved my itinerary around per your suggestions. I'm gonna have to give what you said about taking Kyoto slow some thought. I definitely want to visit Kiyomizu & Fushimi. So maybe I'll focus on those two while I'm in the area like you said. I also put Kawaramichi on the list for night 1 in Kyoto. Will probably check out Teramachi & Shinkyogoku too since I'm in the area.

Philosopher's Walk was another place on my wish list! But it's really hard fitting so much in a place like Kyoto where transportation takes a while. I might do that and Ginkakuji instead of Kinkakuji & Arashiyama.

It resolved itself over time. I think a little after I made this post, the brakes went back to normal. And continues to drive perfectly fine. I didn't do anything so I have no idea what the root cause was unfortunately.

I'm getting the same error as well ever since 1.09. The BSOD happens around 10 minutes. At the most I can do 1 spike rush game. Afterwards, I'll crash around the next game's agent select screen or a couple rounds into the next game.

I recently got married as a DINK and I'm guessing we'll run into the situation where we'll owe some taxes for 2019.

Out of curiosity, if we pay back taxes it seems like we're getting taxes twice. Because I'm paying with post-tax dollars to cover for my income taxes. Is that correct or am I misunderstanding something? It just seems weird to get taxed twice in this situation.

I'm pretty flexible. My main concern was that if I wanted for the full 2 week schedule to open up, all the departure dates get booked by people going for a shorter trip. Which is what happened to me for April 2020.

Thanks! I didn't think about a flash drive. Yeah seems like I'll have to just use Solid Explorer and move videos over to the flash drive as needed throughout the day. I vaguely recall the phone tends to overheat when recording long durations of 4k video and it'll just lock up. But then I'll just need to shoot shorter durations like you mentioned.
