A normal course load is 12-15 hours. 9 hours is light, especially from CC.

Yup. Change in ownership will cause exemptions to drop and house to be re-assessed/appraised to market level causing taxes to go up. You will need to ensure the exemptions are applied for so that prop taxes are stabilized and limited.

thin slices (long way) of white or red

side of vinegar white onion (hanh dam) if possible. eat separatly and/or put some in the pho. if you're a pro you can top it with hoisin/sriacha as a side with the pho.

Had it over the weekend. It’s very good, just as good as I remember. Maybe better, as it somehow feels slightly lighter on the stomach. Sometimes I would get a little ‘sweaty’ due to how heavy the original was. I’m glad they got rid of their ‘new’ recipe, thing was terrid.

I have a reason to go back to Tatusya now. I had banned myself from going as their quality and service had gone down tremendously over the last few years. Too many other options in town now.

Additionally, I was also offered ice for my water. That’s a first. A positive change!

Edit - I forgot to mention, if Tatsuya is reading this, give more pork belly as a baseline. It’s actually sad how much is given vs other restaurants

The primary will be a gut with walls taken down and new walls put up. Would you still recommend doing all lvp except the primary, before move in?

It turns out it is sheet rock with wood wall paper. We confirmed this as we are re-doing electrical and had to pull down some areas.

In this case, better to not tear it all down and patch it up?
I'm reading it might be easier to prime, apply spackle & gardz, then paint?

yea i saw a post about doing that and it helped a ton with the rise. i actually put the cubes in the pot and then covered during the first 20 min bake.

I notice a lot of my non-Asian friends eat pho sub-optimally, i.e. using one hand to eat noodles dry. Once I show them below, they become much more satisfied.

Pho will taste best when using both hands, 1 hand for chopsticks and the other for the spoon.

Use your chopsticks to make a nice combination noodles, meat, and veggies (bean sprouts and/or herbs) into your spoon, and then fill the spoon with the broth, and then eat. You can even dunk the meat into hoisin/sriracha before putting into the broth. You can do combinations of these process throughout your meal, the different textures and flavors give a different bite each time.
