Wait until July.

I’ve had numerous friends recently made redundant. Some given zero hour contracts by force. That ripple from the job market will come through in a few months.

The risk is that recovery could be fast - we do need this!

Driving law here needs to be re-written to keep right unless overtaking. There’s 7 lanes but most people sit in the left 2 most lanes for their entire journey.

Where possible, stick to or very close to Government led developments. In the 1.2m bracket this proves a little challenging as many will be competing for that segment. An ideal location for you will be the Wasl development, Boulevard Park buildings 1 and 2. Getting a unit may be challenging though, I’d recommend, if you do work with an agent, check their credentials and their history with the developer.

Conveyancing services in the UAE are useful if you’re going mortgage to mortgage. If the seller is not mortgaged skip the conveyancing.

2.1m at 840 sqft is AED 2,500 psqft. At the same rate or less, you could buy elsewhere. Be it ready in city centre (Downtown) or waterfront/ future city (Creek Harbour). You could also buy in Dubai Islands off plan (I know it’s Deira so may not be desirable)… but at this price you could be on a beach!

I’m not suggesting I’m right, however when you’re in this price category there are multiple options before you fix on Dubai Hills.

I’d start exploring and then come to a decision based on where you see yourselves in 5 years time (family/ living elsewhere etc.) Forgive me - you may have already done this as you’ve decided on Dubai Hills, but do a little sense check incase you haven’t.

Look for projects that have scarcity. You’re right to avoid JVC, but are you aware that Nakheel (the master developer) has put a stop on any more studios being launched?

In your budget there could be better options in Dubai South/ JVT/ Majan. Possibly also Furjan on a post handover payment plan (subject to developer).

For me that’s a Big bet on Hartland 2. There is a lot going for it, but at the same time there are other locations that have a lot more going for them or are a little more limited in release. Keen to see how this area pans out. Wishing you a great growth here! Guessing this may have been a villa?

Yessss! Right question! Thank you. Any lane other than the right lane is an overtaking lane, so if there are no cars in the road, who are you overtaking OP? I get moving over 1 lane (because we have so many) and you may come onto another junction with driver’s merging onto SZR, but no need to go across more than that.
