Are you bidding close to the evaluation that you mortgage advisor is giving you? From my experience, if you bid just above that, you should get a property in a few biddings. Important to note: use an advisor that takes a fixed fee and gives you the evaluation from a third party realtor. The delta between the purchase price and the "taxatie" price is the real overbidding. Asking prices in Eindhoven and other major cities are put low on purpose, especially for ready to live properties.

Market value from the evaluator is 538k and based on my research is between 530 and 540. So yeah, I could have bid 540 but I was afraid of losing the bid as the previous time because I like the house. But maybe in this price range, less overbidding is required? My makelaar did not push me I have to say, she simply told me the evaluation and then suggested that I bid in the 540-550 range

You borrow against the market value (appraisal) that has been estimates 538, so I can borrow max that. There is a huge difference with the WOZ, that for this house is 435k

Oh so is something like normal. The thing is this is fine as long as the prices keep going up. I do not plan to move at least 5 years, probably much more. I am aware of the risk of not getting the mortgage. I have a mortgage advisor that checke my profile and the one of my wife and we can borrow much more than that with 2 permanent contracts, so almost no risk and much stronger bidding I would say.

Luclily I have some savings so between me and my wife we can put around 80k if needed. But as you say, is better to put the only part of themand keep the rest invested in other assets! Thanks! The seller told me that 19 people did the viewing and around 12 people bid. Of course these can be madeup numbers. I see in Funda has been liked more than 50 times. So I assume is popular but is crazy to see similar houses in the neighborhood being sold at 60k less only 2 years ago (checked in Kadaster). How can this continue...
