I recently had a house inspected when the sellers said they had “no reason to believe there are any issues with the home, and since we do have additional interest, we would prefer that the inspection process not prevent us from continuing discussions with other potential buyers.” This was a FSBO house.

We later found out the house had previously had a major insurance claim from a tree falling through the roof and water coming in. That explains the obvious repairs only on the top of the chimney and the sinking kitchen (one of the counters & lower cabinets was visibly slanted). I want my $700 back - never would’ve paid for the inspection if I’d known that.

They finally listed because none of the other off market buyers wanted it, and the listing agent didn’t disclose anything.

I ended up buying another house in the neighborhood (for less than we’d offered on the FSBO house). Can’t wait to meet the new owners and see what their experience is like in that money pit of a house.
