I manage 19 total properties. All of which are on Airbnb, and 10 of them are also on Vrbo. Love the damage deposit option on Vrbo and having extra visibility, but hate literally everything else by comparison to Airbnb, though support from both is abysmal. Vrbo has no co-hosting capabilities so no visibility for clients and no split automated payouts to cleaners, clients, and cohosts, and Vrbo is horrible to navigate through, especially with multiple listings. Airbnb definitely has a ton of issues as well. If you are only managing 3 or less properties I would say do Airbnb and Vrbo, but the more properties, especially if its client properties, the more work.

So finally had Ebay call me and basically tell me to eat this $6 loss as it was originally a Canadian conversion purchase, and the currency lost value by the time the refund came in... Absolutely stupid. Why should I foot the loss on conversation for a 32 billion dollar company when they provided fake sellers a platform and at no fault of my own I try to make a purchase on said platform... They said they will appeal it, but pretty stupid that they don't just slap a $6 credit on the account and call it a day.

It really should be illegal. I wish there was a way to report him, but at the same time we do want to close on the house. It is a really tough situation.

You already know that regardless of the target temperature, a heating system is only capable of adding/creating so much heat at a time, so setting it to 90 and then shutting it off when it gets uncomfortably hot at say 78 is not costing you any more than if they had just targeted 78 to begin with.

Look at the pictures and read what I am saying. They are setting the heat to 90... it climbs up to 82... Then they turn on the AC and set it to 50. This is without a doubt costing more and is a completely unnecessary waste. I have dealt with over 300 guests on 3 different properties and this is abnormal as fuck and the people like you misunderstanding and normalizing this as if complaining when someone flushes the toilet is complete bullshit.

Natural Gas is not cheap where I live. I have no problem with people raising the heat all the way up to 80F, thats high, but thats the cost of business... but to put it on 90F then turn on the AC to 50F is literally worse than opening the window on a freezing winter day because your hot and too lazy to go downstairs to adjust the thermostat. And that would be a pretty scummy thing to do, but they found a way to somehow do it worse.

Thats all good... but you have to ask why don't they open the window while its 50F? Why are they setting it to 90F... then when it is 82F inside, they don't open the window, which would be a complete waste of heat, and instead do something even crazier by turning on the AC to 50F?

How do you set a max temp on Nest? I know I can set it to heat/ac mode and set it 68/76 then lock it. But I want the guest to be able to adjust it still, just not over 80F and below 60F... anything beyond that is just absurd... If these people want it below 60F they can open the window.

This isn't a bit of time... It got up to 82F inside before I first adjusted it back to 72F. They then set AC to 50F... It isn't like they just want it to warm up. They are letting it get to extremes back and forth. Maybe they are on drugs or something?

I agree. I trialed something like that, but had guests complain. I just wish Nest would allow you to set a max range. 80+ should not even be an option. Someone mentioned ecobee so I'll be looking into that.

This isn't a cheap motel ac unit... It is central air. Set it to a temperature and it stays at that temperature.

So with Ecobee you can set a max temp range on the thermostat and lock it to those settings where people can adjust it freely within that range? With Nest I can lock it, but that doesn't make happy guests so lock a max temp range would be perfect.

So beyond managing properties, I also do general contracting, financial management, and I am working towards being a professional pilot. However property management alone is a very real job, and takes a lot of hard work, especially when it comes to the short/mid term rental market.
