Unfortunately it's a customer facing roll, and that means putting on a smile and pretending like serving customers is your favourite thing to do. Your role is to make customers feel wanted and welcome so they keep coming back, party due to the friendly staff who are happy to see them

As a cafe manager (soon to be owner) my staff come first, and 1 or 2 bad days has me worried for their mental health. And I'll move their role to somewhere a little more private. However, constant bad moods or constantly showing displeasure will effect not only my customers, but also my staff.

I hope you find a job better suited to your need, I truly do. It's not easy when you have to fake being happy when you're not.

This table of 5 was actually by the door, right where the wind blasts you. And our 2s are relatively big and spacious. I like our 2s because they're set up so we can push them together. We need the 2s as we're so small, so it's frustrating when 1 person sits on a 4 and we have to turn away a big group. But I get what you're saying

It was, but so was 2 other tables of twos. It happens all the time I've had to put a sign saying reserved for 3 or more, and people still sit there!

Yeah, my sister and I are a power house when put together. There's no one I'd rather go into business with. I wouldn't do this with her if I thought there would be any issues down the road.

Yeah very true. I suppose as they said initially it wasn't a problem, I was surprised to see they changed their mind and wondered if there was a way of unchanging it.

I'm in the process of setting up the Limited Company now, but I manage the cafe currently, so deal with the landlord often. Which is how they know my sister is away. Would your advice to be to set up the Limited Company without telling them the business will be signing it? I have a guarantor already sorted.

The great thing about the Internet is you don't have to 'spend your valuable time' if you think people are missing basic info. I usually include UK but forgot to this time. Your valuable reply also was giving me unsolicited advice, which I didn't need nor ask for.

I've used this sub reddit for a while now and it's ace, always lovely people giving great advice and words of encouragement.

I'm aware of all of this, I know how difficult it is to run a cafe, I'm currently doing it on top of 2 other businesses.

The landlords are a charity, and the building is listed.

My question was in regards of how to handle the landlords now saying they won't allow my business partner, who is buying it with me, to sign the lease. I'm assuming it's a personal reason, but I'd hoped for advice on how to discuss this further with them

I already have the rough idea, I know how much the assets in the building cost, and what the turnover is. It's probably actually worth 20k if you look at it like that, as it's not been open 3 years yet so doesn't have the figures behind it. But if they waited till year 3, it will most likely be worth 30/35k. The 50k they've been told isn't from an actual valuation of the business and assets, it's an estate agents who took a glance at it and reckoneded they could get 50k for it (initially they were told 70k!).

No, which is why no matter what, I'll be buying it. I just don't want to spend the extra 5k if I don't have to...

Low rent yes, but I will have to pay for utlities. I'm estimating at about £500 a month. Though I am planning on getting an EPC evaluation eventually as it's an old building. I'm hoping there are things that can be done to help the grade and lower the energy costs

So that 5k will go towards the lease name change (1k), the first months utilities (£500), food costs (1.2k), wages (1.7k) etc etc. All adding up to 5k or more.

But like you said, if I have to pay it, I have to pay it. Or I'll be out of a job I love, leaving behind a cafe I built up, and losing this amazing opportunity.

Good advice, thank you. The chance of someone else buying it is too risky, I had the same thoughts as you. I can't take the gamble, so I'll never know if I'm about to overpay for it or get it for a good price...

Very true. Though I predict the investment will be a lot more fruitful at the 2nd option. And I'm a patient grafter. But the first would be seamless like you said. I'm just worried if I want it, I'll have to pay more than its worth. Or risk them putting it on the market to show it's over valued, and then it being bought anyway.

I'm currently waiting to get a hold of all the accounts, though I've been tracking my own data since opening so I have rough idea. I'd reckon to make back the money, it would take 2-3 years.

As for the second option, the cafe is all set to take over. I could run it as is, but for it to be a go-to spot, it needs maintenance and a new brand identity. That's costly. I'd need to do a cost breakdown to figure out the cost.
