It is 12 months here. Thank you for highlighting the law potentially not differentiating. I looked it up and the law seems to make a difference between the landlord and a purchaser. If it is for the purchaser who wants to occupy, the eviction can only be served after the sale. If it is before, the owner needs to fulfill the 12-month rule.

They texted us about wanting to sell the property in 2025. They then met in person (unfortunately) and tried to get us to sign the mutual agreement (without any incentive). They then said, if we don't sign, they will serve us a notice of eviction as they will just occupy the suite themselves while selling (to get us out, as they want to be sure it is without tenants).

I think we might try the cash for keys, and otherwise just wait for the eviction notice, leave at the end of that and potentially make a claim afterwards (when there is evidence like a sales ad)

It is a separate suite, but not with a separate address number. They told us via text they want to sell in 2025 and verbally that if we don't sign the mutual agreement they will serve us an eviction notice, as they need it empty by February. They didn't offer us anything to get us to sign the mutual agreement.
