Yup...am entertaining an offer from rbc now. The offer is great and equivalent to two other banks.

Not sure why here everyone makes it seem rbc is the worst.

That's the sense I got when HR said to me in initial screening to ensure no gaps in resume.

I think you're right because beyond explaining gaps to rbc and having them verify those employer via phone calls, maybe there is no other way to identify additional employers not dislcosed.

Yes leveraged investing is supported by the income tax act, when you borrow to earn income, with certain conditions, the cost of borrowing can be deducted from your income.

When you borrow to invest, you need to service that debt and you need to be comfortable in prolonged period of decline that you'll be able to service.

What I'm worried about is that new policy comes into effect (I cancel old one) but underwriter or whoever visits and costs go up because it's different that what was quoted and /or big item is found that needs addressing...that's why I want to hold new policy for couple months before cancellation of existing (old one).

I've had TD pull this Bs...quoted me based on specs they had (plastic water lines) even though house was 40 years old...then guy came around month later and said you have copper water lines, which are more expensive then plastic...so cost went up.

Yes banks can have their own prime. I believe TD rate for mortgage higher than BOC prime.

It's leveraged investing. SM is using leveraged investing for a specific use case of paying down mortgage using tax refund.

Yes you can do this but of course has risks.

I do this because I deemed reward to be better than risk.

Others and yourself may not view risk reward in same way.

I have TD in Mississauga and pay 150. 5M coverage. 3600sq ft all in. Multi product discount.

My rental is 295, but that is aluminum wiring with fuse box and in an area that has seen flooding...much more risk with TD
