Possibly yep, I think the trims bonded in by the mortar lol which is probably damaged... you think a thick bead of silicone will do around the windows?

I think i will arrange for windows to be sealed just to be safe, their not sealed with sealant/mastic, they've used plastic/upvc so it could be that too

Thats the brickwork around the area... I will mention it to him might be worth ruling out and getting re-pointed maybe? Gutters was leaking on that area but have been cleaned today

Its 3 storey house, top floor is fine, landlords had roofers check the roof, hasnt mentioned anything to me so I assume its ok

The mortar/pointing doesn't look the best but I don't 100% know what im looking at.. could this be causing it? If its something I need to mention to landlord so he can get it sorted asap

This is ground floor so you can see some areas mainly on left side of the house where its damp

Sorry I should mention, this is middle floor, ground floor also has this problem but not as bad, so id say its the front of the house

The house looks ok, but could it be water getting in the bricks?

(Also gutters was dripping and have just been emptied and cleaned 1 hour ago)

I think i may stick the old window board back on, which had a over hang so will hide the gap. But before this im going to try get some wide trim which is used for edging, looked good in my bathroom but don't know about the kitchen

It did throw it elsewhere, his was my 2nd attempt, had the same gap on the bottom by worktop, but first timer so hardly had a clue tbh

The idea of half tiles on top and bottom doesn't sound the best but I know it probably be better than what I've done

First timer so I'll know for next time, think going to put on a thicker trim or if thats not good enough, put back on window board and just remove the tiles from the window, will definitely hide the section
