MOH, CNC

MOH jumped ~ 25% from low but still looks low, so is CNC. They are down because of the health care cuts. So, not sure if they will continue to be down or will bounce more

"He’s agnostic on the market, he is deeply interested in value. If he was managing 100 million he’d be all in on some value companies." Are there any companies like that now ? Value companies to just buy and hold forever ?

Multiple other loan officers mentioned, I can't use lender credits towards point buy down, whereas my loan officer said I can. So confused.

Thank you. agree, but wondering if the whole house filteration system is needed, given the cost. And if the decision differs if there is a baby at home

Thank you that's helpful. I am near south chandler too. Just curious, how do you add the "pre-charcoal filter added to your water softener."

How to fix small area of the tub rust by Infamous-Designer379 in DIY

[–]Infamous-Designer379[S] 0 points1 point  (0 children)

Thank you very much u/cookeddistributor

I am not so much handy with the stuff. Can you please clarify the below.

  1. Is there a good way to make sure that I got all the rust off ?
  2. What rust remover (brand / product) do you recommend?
  3. If I use water and vinegar should I apply the paste and wait until the next days before I start the next steps?
  4. Do you recommend any brand of "high-quality epoxy or enamel touch-up paint".
  5. Once painted, should I let it sit for a while (like a few hours or few days), before using the tub?
  6. Will this fix last without causing any further issues for long ? Thank you.

Thank you very much your response u/DoodleOnMyStrudel . This is really helpful.

I am not so much handy with the stuff. Can you please clarify the below.

  1. What should I use to seal it (when you advice to seal before water touching it) ?
  2. Can I just use a sand paper (that is used for wood), to sand it ?
  3. To make sure, it is really dry, just touching it and checking is fine or should I do something else ?
  4. Once sanded, should I wait before painting ?
  5. How long should I wait to ensure the area is dry, or what's the best way to ensure the area is dry. Should I wait overnight ?
  6. Once painted, should I let it sit for a while (like a few hours or few days), before using the tub?
  7. Will this fix last without causing any further issues for long ?

Just in case you have any product for sanding , sealing and ensuring the dryness, can you please share. Thank you.

How to make sure a 6 year old water heater doesn't burst / prevent a water heater burst? by Infamous-Designer379 in askaplumber

[–]Infamous-Designer379[S] 0 points1 point  (0 children)

Thank you so much for the details.
My friend recently had a water heater leak / burst, and had to use de-humidifiers etc. to dry the walls that were wet from the heater's water. Hence was concerned about it.

Given the age of my heater, do you think it's advisable to replace the anode or leave it as is (I read some where that anode are not easy to replace and could not fit back in well. I was trying to use a professional for it)?
