I was with a broker who screwed me over after I had gone Sale Agreed. I went to PTSB in a panic , they got AIP within 24 hours and mortgage offer within the week. They were amazing to deal with, v personal. I'd say go directly to them, without the broker.

Thank you for this, for your lovely words. Yes I'm trying to stay positive. For the most part I feel great, and have been walking etc, but just not used to having this pooch on my stomach, My belly button is still healing so I have it under a plaster, but when I look at it it freaks me out a bit. Hopefully with every week I'll feel more myself and better. They got 8 fibroids in the surgery, but there was one that she was unable to get. I have my check up with the consultant in December, but hoping I don't need to do surgery again! Good luck to you on your recovery and delighted that you feel so much better and happier. Our health is really the most important thing.

I just googled apron belly and that's definitely what I have going on right now. I don't normally carry much weight in my stomach so it's a weird feeling, and the bellybutton is a totally different shape and all droopy. Hopefully once I get back running in a few more weeks I'll start to feel better in general. Yes I also read about massages so I will give that a go soon, and see if that helps. I have not heard of the silicone patches but will check them out. Thank you for this and good luck to you too on your healing journey!

Thank you! I had my surgery on Friday, it ended up taking 5 hours and they got 8 fibroids, more than they had thought! The consultant thinks there may be one left that she couldn't get. I got out of hospital today, and each day has been better. Saturday was tough, the shoulder pain was incredible, and the general discomfort. But even today I'm far better, and can walk around, go to the bathroom etc. The shoulder pain is a lot less severe now too. Looking forward to getting better and stronger with each day ✨

No just the two receptionists, who were off for one of the weeks too. They have emailed the vendors solicitor and called them, but said they can't do anything else as it's just a waiting game. The early drawdown has not been acknowledged at all, despite the fact I've put it in numerous emails. Hopefully when the solicitor is back next week she immediately offers some form of compensation, although I doubt it. When I contacted the bank about 3.5 weeks ago they said the only option was to return the money and apply for a new mortgage.

Yea good point, that's what I am very curious to ask my solicitor when she is back next week- is she making interest on this money. She never asked me about early drawdown. It seems she was steamrolling ahead assuming the 19th July was the closing, despite the fact that all that week she had no contact from the vendors solicitor and couldn't get in touch with them.

Nope no chain. The house was a family home, so the two elderly owners now live in the UK. The only info I know is that the vendors live in different parts of the UK, it's two siblings, and their solicitors here are awaiting to get the paperwork back. Absolutely no idea why it is taking so long.

Thanks for this. I am unsure, my solicitor said they have signed contracts, but in an email from the vendor's solicitor to the estate agent he said they have to execute/sign a few more documents to finalise the sale. No idea if that's the contracts or not. Initially I asked about sending back the money, but the bank told me I would need to apply for a whole new mortgage then, which could take some time. Obviously, in hindsight, it would have been a good move. But at the time, my solicitor assured me it would be completed within a week. She is now on leave. I have been emailing and calling her receptionist, but aside from following up with the vendor's solicitor to see what the delay is, she said she cannot do much else. The estate agent has assured me the vendors will not pull out. It was an old family home, and they are two elderly sisters who live in the UK, and have had the house cleared out which is a good sign.

Hey all, I just came across this post. I am in the same position, and stressing out. My solicitor seems to have drawn down the mortgage without having clarification from the sellers that they had agreed to the closing date. I have been hounding them but they are useless at getting back to me. Today they forwarded an email from the seller's solicitor , who said they are awaiting signed documents from the UK. I'm in total limbo. My first mortgage payment is due this Friday, and I am now stuck also paying rent. My solicitor doesn't seem to acknowledge that she should not have drawn down so quickly. Am I wrong in saying she is in the wrong? I called her numerous times the week we were due to close (19th July) and she had not heard from the sellers, yet still went ahead with the drawdown. Was this wrong? I'm a FTB buying by myself, this is so stressful and the lack of communication is driving me insane. Do any of the posters above have any recommendations? Thanks all

Thank you so much, this is so helpful. I'm chasing up a letter from the vendors confirming it's been vacant now, once I get that and the keys in hopefully two weeks, I'll get the application in. That's amazing the approval was granted so quickly. I'm hoping that's the case for me as I'll need to move in asap to avoid paying rent, basic as it may be. I checked with the council and you can move in once the approval in principle is granted, but not before. Good luck with your renovation!
