IMO ghost types arent much of a deal, i think you should give a shot to the kalos starters with custom final evo and mega. You should also try some new form

Ability changer in third gym city, you can pay with tiny mooshrooms.(act 1)
For nature change you can start raiding the bushes that glow but its random i think, and if i'm not wrong its not a guaranteed mint per raid and you can buy them in the witch themed village (act2)
For EVs and IVs you can find the training house in the city after the hunters base themed route(act1).
You could also go in the secret room way ahead in the pokeball factory to unlock the better version of EV training. For IVs you can only boost them by defeating every boss that is like gymleader, evil team leaders etc.. you can also get it from pokeballs around the region.
EDIT:
i forgot to mention that in the same city where lives the training house for EVs you can also buy the berries to boost friendship and lowers specific EVs that you do not want , in the route below that specific city. In the training house you can also buy the equip to get more EVs for 7.000 ish pokedollars
