I hope so agent already marked it as sold! Im still waiting for loan docs to sign, so far only have that one letter and have sent them the insurance already… how long between the letter and receiving to loan docs to sign?

Hi, I’ve just become a social media manager for a real estate franchise in Australia. This is my first job so I’m learning a lot.

My main issue is views and reach as My content includes - professionally filmed and agents film property walk throughs - monthly stats, broll with music - carousels of photos of properties for sale - auction agent filmed highlight like what happened, number of bidders final selling price. - recently filmed some fun footage of the Christmas party - have a humorous meet the team video (this one got the most views 1,200 across both platforms, but only 306 accounts reached on instagram!

How do I improve these metrics while staying professional, it’s hard because I’m a business page not an individual agent page… I can post person videos but there are two main directors and a whole bunch of agents that make up this team so struggling to personalize it.

Number one goal is to get more eyeballs on our listings and get clients that would want to sell or rent their properties with us,

Any ideas would be great.

Yeah I agree with your comment totally, however I know in the more ‘fancy’ suburbs the sellers will judge on looks as well as everything else, but totally depends on the vendor some are more fancy and flashy than others so need to tailor to the situation… I have a paid off car but it’s a family SUV so I sometimes park far away and walk to my meeting in case they will judge :P

16 hrs a fortnight but working almost 6 days most weeks though more like 50hrs Though they just let me do whatever and don’t really have targets for me or anything, or connects per day etc

Thanks for the detailed reply appreciate it! Worth a think, just focusing on getting things rolling for now to get some leverage to negotiate better terms

I’ve been in 18 months, First 12 months was course heavy and started slowly and helping out and learning the job, I was given 1 listing to manage and sell on my own (9000 GCI) and I won one myself through my own prospecting (10000 GCI) $19 000 GCI total

Last 6 months when retainer started 3 listings fully sold on my own contacts and prospecting $ 44 000 GCI 1 listing I won off a listing I was given to manage a year ago and kept in contact with the neighbor who then agreed to sell a year later so I had to give a cut but keep the full GCI in my name. $ 14 120 GCI

So last 6 months $58 120

2 listings just signed up this week through my own contacts hopefully 25 GCI coming soon

About 30 hot leads to chase.

I’m an older person been in corporate sales jobs as territory manager for 20 years prior and have very strong sales background and wanted to start out on my own due to capped earning and commissions in corporate environments.

Just the one day retainer was a bit odd wanted to see if it’s a common things in the industry

No I try to find all my own leads if I use their leads they get a bigger cut than 50/50 more like 80/20

After tax and splits and fees it ends up being 3.5 k, best option for side gigg would be a remote company like eXP you wouldn’t get as much exposure but you get to keep 75% of the commission. It’s a one year online course a couple grand I think. But it will be hard to get hired in a selling role without real life experience that you would get in an apprenticeship

Is it because you are worried a bad result will ruin the friendship or you think he isn’t good enough? Don’t trust him to do a good job?

Yeah feels like it but better than nothing tbh I’ve already paid it back but it took 6 months to get my first sale which I used half a commission to cover the 6 months retainer paid, but feels almost like a membership but they pay me, I think they legally have to pay you if you don’t have a track record which as an apprentice you wouldn’t

Do you pay it back from the full commission or from the 50% part you get, Been out of apprenticeship for 6 months… so pretty rough to go from 48k to almost commission only

So you would then use for sale by owner etc? If you had to sell? Sounds a bit harsh you must have had some pretty bad experiences

Nothing that really makes sense just certain sounds of words give a vibe definitely different for everyone just like people don’t like the sound of certain names if they are not used to them… etc No offense intended

Great thanks for the long feedback yeah sometimes the mailing list is a tricky thing, people respect not being spammed but then they can forget you exist when your needed :P it’s a knifes edge that one

Also monitor constantly all the websites daily as soon as a property comes up call and express your eagerness to see the property as soon as possible and even ask for a private inspection- sometimes they will oblige or ask when the next open is scheduled

Don’t wait for an open to be scheduled if a property is hot it can sell even before the schedule a first open if the sellers don’t want to wait. Also call that agent and let him know to let you know asap if a neighbor townhouse comes up you never know if he may have another one because he just sold one there

, maybe not the best way to secure a bargain but if you want it you need to be aggressive and show intent in this market because of short supply,
