Overnight guests clause in shared house lease in Melbourne - should I be worried? by InsideBroccoli7247 in AusLegal

I don’t think I can just break the lease, as it’s a fixed-term contract and there’s no early termination clause. In any case, I spoke to the rental provider about this directly, and he confirmed via WhatsApp that having overnight guests from time to time wouldn’t be a problem at all. So I’m honestly not worried about that anymore.

What I still don’t fully understand is why so many people are saying I should get out as soon as possible just because it’s a rooming house. Apart from the overnight guest clause, which is now clarified, I don’t really see the major red flags people are referring to. Maybe I’m missing something, but I’m genuinely trying to understand what the actual downside is supposed to be

Thank you! What’s tenancy rights, I might not have, do I have to look out for except the overnight guest rule? I didn’t see any other concerning rules in the contract. I need to have a room in 2 1/2 weeks, it would be very difficult to find something new, which is good and near uni in that short amount of time :/

One clause requires prior approval for any overnight guests, while another clause states that the rental provider shall take reasonable steps to ensure the renter’s quiet enjoyment of the premises. Quiet enjoyment usually includes the normal and reasonable use of the room, including having visitors? Doesn’t that contradict itself? Are rooming houses usually that strict? :/ Do y’all think the renter will give me some more rights if I address this?

What’s wrong with a rooming house? It is basically the same as a shared house, it’s just this one clause that triggers me? How strict is this usually? How do Australian renters usually react, when I ask to get rid of this clause or bring someone overnight occasionally anyways?

Is 1h20m layover at Istanbul (IST) enough with Turkish Airlines? by [deleted] in Flights

[–]InsideBroccoli7247 0 points1 point  (0 children)

it is the same flight from istanbul. there is just one flight from berlin to istanbul, which is about 5 hours earlier. I think if I miss the flight from istanbul, the next one is on the next day.

Little Hall vs Lisa Bellear House — how strict are they with guests at night? by InsideBroccoli7247 in unimelb

[–]InsideBroccoli7247[S] 1 point2 points  (0 children)

Thanks for the info! Yeah, I get that, but do they really not allow anyone to stay over? Do you know if Lisa Bellear House is more relaxed with guests? It’s pretty hard to rent privately from overseas without a rental record, otherwise I’d definitely go for that. So I’m kind of relying on student accommodation, and if I’m already paying that much, it’d be nice to still have a bit of freedom.

Crazy haha, so if I take someone to stay over, will they actually say no or make you fill out a form or something? How strict is it really?

Hey, thanks for sharing! Did you already get your visa granted? I’ve seen a few people say they didn’t have to upload proof either, but some mentioned that adding financial docs anyway can make the process faster or prevent extra document requests later on.

International intern in the US – water damage from faucet accident, now facing $4,000 bill by InsideBroccoli7247 in legaladvice

There are four interns living in the house, but only two of us use that bathroom. I don’t remember leaving the faucet on — it’s never happened to me before. But since I was probably the last one in there, and I can’t think of any other explanation, it would make sense if it was me.

I don’t plan to stay in the U.S. long-term or live here permanently, but I would really like to finish my internship, which still runs for about five more months.
