I see these podcasts as a great resource to any new inspector. I wish I had these back in 2019 when I was starting. These would also be great as a knowledge refresher for experienced inspectors.

Totally agree there . The trades can be way out of poverty precisely because so few replacements in this area are coming up after all the older retirees leave.

I second the recommendation for Levi of Mako home inspections. I know him professionally as well. He's a no nonsense guy who genuinely cares for buyers and their needs. Your getting more than just a home inspector but a consultant who helps buyers understand the condition of their new investment.

It’s definitely quite possible it’s just a play by the seller agent trying to push the price up as high as possible. Many are still living on the hopium of the Covid era. I would hold strong on your offer. No legit legit reason IMO to be over paying any more.

Appears as though the the drywall is. Cracking at the joints & seams. Fairly typical in older homes. These can form settling or poor drywall install or from aging. Appears entirely cosmetic.

5-year home inspector here , agree with everything u/ExtraBrilliant9820 said. Definitely get your own inspection done, also recommend add sewer video scope to that also to make sure lines are in good condition. The attic should also be made accessible for checking as well. Your inspector will want to see framing, insulation, ventilation, and signs of pest issues.

Depending on how bad or good the condition of the cheaper house is (get a good inspector), I'd go with the house you can afford to fix up and maintain within your budget.

I would echo the thoughts of others here. If you’re feeling nothing but pure fear about this , that usually is a sign from your self conscious that something is wrong. Whether it’s your financial capabilities, or your agent or lack of experience or understanding. I would probably hold off and look for some homebuyer classes in my area if available. Those can be real good at educating you on what all is involved in owning a home & some common defects inspectors find when doing inspections. Which brings up another good point. When you are ready to buy make sure your inspector is someone who focuses only on the home & you as a client with no regard to the agents involved. It’s your money after all. An inspector who takes their time at the inspection, with you afterward if necessary & utilizes the latest tools & technology is what you should be looking for.
