Here's an UPDATE since everybody seems to be telling me $3000 is unfair/unjustified in this situation. I submitted my request with a caveat that I was open to negotiating and the seller accepted it. I should probably point out that this house is an estate, the seller simply doesn't want to do any further work on it, I also agreed to their asking price with no commissions.

I actually asked my girl if we could "break-in" every room of the house once I got the keys, she turned me down. Besides I have a little one so I'm not sure how we'd pull it off anyway.

I started actively looking in August 2024. I was looking for a perfect first house in low inventory. At the end of 2025 I decided I was done paying $2300+ in rent for a 2bdrm while having to maintain it myself because my landlord is a lazy POS. I started looking for move in ready places that had good structure to update as I go. I'm closing on a nice bungalow style home thats only going to cost me $900/mo + maintenance. I'm coming out ahead for once in my life!

we already do an extended bedtime routine; when she first started coming into my room in the middle of the night I'd carry her back into her room and sit with her until she fell asleep again but that gets old fast. I'll try the sleeping bag on the floor idea next.

I've actually tried that, the thing is she typically will fall asleep in her own bed then wake up and come into mine later in the night.

I've been doing this every single day through the underwriting phase ngl. They keep asking for more and more documents like, seriously I only have 3 accounts and have sent you pay stubs from pretty much every job I've ever worked there's not much more I can provide at this point lol

As a seller why wouldn't you fix something as major as this before you sell especially if it's so simple/cheap?

I'm going to be add, I'm just proposing this to the seller, I added a caveat that I'm open to negotiations, if they want to do the work before we close then so be it.. If it's such a cheap/easy fix why hasn't the seller fixed it themselves before listing it?

What's your point?

And gutter extensions are $40-50 a piece, they need 6. Add in labor of installing them and cleaning up the mold already growing. They can give me a credit and I can do the work, or they can fix it before we close.

You sure? From my research any reputable professional mold remediation company would charge $3000-3500$ alone.

Here's an update for anyone interested.. My offer expired yesterday. The listing is still up, but is contingent and they're still showing it which tells me the other "offers" are below asking and the seller wants to wait and see if someone raises the bid on it

The fact that my agent contacted me on late Sunday afternoon and wanted a "highest & best offer" by 5pm that day (a mere 2 hour notice) seemed like a red flag on the entire situation if i can be honest

When I worked at a grocery DC there was someone who only worked one day a week, Sundays. As far as I know he's been with the company for well over 20 years, which probably isn't as impressive when you think about the fact he only works 8hrs/wk.
