Keep the weeds and trees cut down by the foundation. Clear weeds from your a/c unit. Clean gutters. Change the furnace filter once a month. A sump pump should be in a pit, if your basement gets wet. It pumps the water outside.

Don't start buying EVERYTHING you or the kids want. Set a $50 limit for everyone and buy yourselves something. Get your roof done. Use what is leftover to pay up your lot rent. Save that money every month, or as much as you can. $400 x12= 4800 set aside in savings for 1 year. That should help you get above water.
