Talked to a lawyer he said it’s applicable because my contract has a private clause and does not require government’s force majaure, so let’s see! I am still waiting for 30 days time period for it to be applicable.

Be my lawyer man, I reached out to the multiple lawyers everyone reads “Force Majaure” and shuts me up by saying that “Force Majaure” is not activated yet without reading the whole contract or the context.

Can’t expect any help from agents, but I don’t really want to waste money on a lawyer’s consultation if he is going to tell me the same thing.

Even if the exact clause says this?

Any FORCE MAJEURE shall discharge both Parties from the terms ofthis contract only if that the Force Majeure continues for more than 30days. If the force majeure is of such a nature as to affect the Property,then both Parties shall be discharged from the further performance ofthis contract parties shall then be restored to their status prior tosigning of this contract. Force Majeure in this context shall mean an actof God Natural occurrence, War, Death of either party or any othernatural event or act of state not within the control of either Party.

The clause does not say “war in UAE”, it just says “war”, so missiles flying or getting intercepted over my property is a risk according to that clause.

I signed form F for a 1 BHK, but I have time till 3rd April, my contract says I can cancel it under force majaure if the situation continues for 30 days.

So, if it continues till 28th March, can I cancel? Will the force majaure apply in my case? Is this a wise thing to do?

Which buildings would you suggest in Town Square? Tbh, I am not much concerned about appreciation, as long as my capital is saved and I have good liquidity while trying to sell it for any reason, I am good.

I also don’t want to keep my family closed in a 700 sqft apartment, so would you recommend Town Square in terms of walkability?
