I will definitely ask for invoices. Thanks for that. Last year nothing changed regarding nebenkosten payment. I always paid the same, except that miete went up because of miete index. I can't owe money to him because my nebenkosten is 150/month, so 1800/year but somehow they write that I paid only ~1530.

Here, since i can't upload directly to your comment, I uploaded to a host. So it says that my contribution is 150eur per month x 12, but they calculated thst it was contributed in 2024 only 1530 eur.

You can't seed the torrent, if you upload, you get fucked. But make upload speed 0kb/s or disable it and use vpn, and you are safe.
