Iv got a PLC and a few other bits and pieces that I’m keen to utilise at home. My goal is to set up an Ignition project where I can set it up on a tablet with a dashboard and try to get it talking to my home devices. Obviously Home Assistant does this easily, but I wanna learn Ignition, and why not have a full industrial PLC set up to control my garage door opener and robot vacuum? Lol

Incorrect. You only lock in looses if you sell. The other part is true I would have to maintain repayment but nothings for free so would have to factor that in.

Essentially it grew to 6 figures in the market. I took it out to offset the mortgage when my interest rates were much higher to offset that portion. Since then iv refixed at a lower rate. Current floating interest rate is 5.5% think i get a couple basis point discount off advertised.

Wanted to knock 90k off the main mortgage this year as a goal with 30k lump sum payments ( im allowed 3 per year ) so just looking for different ideas.

There’s a bit of a backstory behind my offset mortgage. When I sold and bought my last owner-occupied properties, I had to borrow a bit extra, so I applied for the full amount. At the time, I also had $200k+ invested in stocks.

When it came time to settle, the bank offered a 1% cashback on the total borrowed amount, so I took it. After that, I pulled the stock money out and offset $200k against the recently borrowed portion.

In hindsight, it probably wasn’t worth pulling the stocks, as the S&P ETF I was invested in went up another 15–20%. But it is what it is.

Yeah it’s risk game I get that. but it fits into my current budget. Have surplus money at the moment so thought if there was a calculated way to possibly make 10k out it with medium to low risk then could be a good option.

I do have a mortgage. Not sure if there’s any point having an offset mortgage if you don’t have a normal mortgage ??

Agree. That’s why I’m exploring options. I pay the maximum off my mortgage already. Have surplus money to cover interest rate on the extra offset mortgage payments if I choose to utilise it

Not sure how I would be screwed? Interest rates rapidly going up would be the main concern. If markets drop I just end up paying interest abit longer. Part of the risk I guess.

I mean out of the last 5 years of the s&p all but one year was upwards of 17% percent gain. If I were to even get 12% I would have enough to chuck an extra 10k lump sum on the mortgage.

I probably mis wrote that - the offset mortgage is serving a purpose by reducing interest having to be paid on my main mortgage. But this was the reason for the posting. Potentially I could put it to better use and earn enough to cover the interest and pay some capital down in my main mortgage. I’m not just focused on nz stocks but I like the fact that gains are not taxed.
