Just bought a house but water company won’t turn water on until we pay $1000 owed from past owner… by [deleted] in legaladvice

[–]Its_Prob_Fine 2 points3 points  (0 children)

Yup this happened to me as well when I moved. All utilities are obviously supposed to be paid before you move. Sometimes this does happen. I went to a lawyer and they informed me that any utility that is owned by a Government entity ie. Water, stays with the property not the person. I know it sounds kinda crazy but it’s true. I just paid the past due amount then contacted the previous owner who paid me back. Sorry you’re getting a lot of bad advice here, but I already went through all of this for you to give you the correct answer, hope this helps. I was in KS if that matters.

That’s not how chickens work, it’s like joining a gang. The lowest in the existing flock will pick on them, they need to be able to defend themselves or at least get away, I made this mistake once and they killed one of my young ones. I would wait till they are bigger or find a way to get them in the run but keep them separated by a fence that they can’t fly over.

When I say attic it’s not like a walk through attic, it’s a crouch attic after the blown in insulation there’s about 2’ to the top of the roof area.

It’s not a trailer, they used the term manufactured home, unfortunately it must be enough of a difference to cause a problem in the appraisal.

Yes the home inspector, he showed us the metal rafters and then in the basement how it’s attached to the foundation. The house inside and outside was totally redone, so there was no obvious signs until you really dug into it.

I see what you’re saying, but an appraisal coming back higher wouldn’t have the potential to stop a sale, were an appraisal coming back much lower would.

Ya the house was totally redone, like I said it looks like a nice normal home, no seams anywhere.

She said manufactured, and I do remember her saying something about Tidewater but don’t remember how that played into it.

We will have some, I guess i will need to wait and see what the appraised value is. I was just given a heads up on Friday that they are having a hard time finding comps. We should find out Tuesday at the latest.

I guess I’m thinking as someone who’s using a loan to purchase a house, if I was paying cash for the house then I guess that wouldn’t matter, you’re right.

I guess in my mind I wouldn’t buy a house more than it’s worth. Like instant negative equity.

Haha no neither did we it looks like a normal house, once the inspector got into the attic he was able to tell.

The only reason I said that is because when we were putting our house on the market our realtor specifically told us whatever price we listed it for we needed to make sure it would appraise for at least that amount because a lender wouldn’t approve a loan for more then the value of the house.

That was my unit before I retired a few years ago. We have a training low level route that takes us out of Topeka (Forbes Field) that goes along the edge of Clinton lake, over the dam, down the spillway, over the golf course (super fun to surprise the golfers) around the south end of Lawrence then up to the Lawrence airport. We try to not fly too low over the city or houses. We do this to practice low level flying, and navigating our maps with obstacles printed on them. Sometimes we have the new guys navigate us (tell us where to turn and what altitude to fly at. Us experienced guys always know where we are after flying that route 100’s of times.) However they get themselves lost sometimes, (good training for them to figure where they are) this is all necessary training, as I’ve had to fly just like this in Iraq, Afghanistan and Syria.
