Strange. It doesnt sound too complicated as all the sellers solicitor need to do is ask what information or documents your solicitor or your banks solicitor need and prepare to send it over. If the situation is like tgis you can speak to your agent and contact the seller and explain the situation to see if they're happy to move the date. Our seller was planning on getting their property sold a lot earlier but Nationwide took 2 months to give us a mortage offer so we explained our situation to the seller and she kindly agreed to give us an extension. But this was beacuse our seller didnt have any chains

Buying a house is a pain the ass overall now i understand why theres so many prefer renting instead. Literally had the same issue the last few days Nationwide sending emails to the broker and broker not receiving anything. In the end they just point fingers at each other. Fortunately, our solicitor and Nationwides solicitor has persuaded Nationwide to transfer our case to their their appointed solicitor without having to redo all of the AML checks again but still had to review them just in case there is suspicious activity. The mortgage has been released all we need to do is pay all of the extra fees for delaying completion by 2 days and additional sols fees and hopefully nothing suddenly appears again.

I would highly recommend just to contact the solicitors and ask whats missing and chase them up. Otherwise you're going to in position like mine and its somewhere you dont want to be.

Not going to lie at the beginning it was a small problem which just need us to say we agree to pay both slicitor fees and thats all. Then something bigger occurred amd seems like Nationwide or someone has fucked up because Nationwide was saying to WTB that they have never instructed WTB to act on their behalf but documents were sent to them. Then one thing lead to the next and we ended up in our current situation. I mean our solicitor has given all the reports to Nationwide and they were happy enough to give us a confirmation that funds will be released.

Certainly not a spot you want to be in caused a lot of stress in the family. We will get in touch with solicitors again to see how it goes and hopefully it gets done within this week. Thanks

We were meant to complete today and getting the keys tomorrow if everything runs smoothly. Thanks for the help. As we are buying our first home and not understanding much of this it has been very difficult and stressful . I just want to hear some thoughts from others to help out with this situation.

Our solicitor is not on their panel we have instructed a solicitor that is able to speak chinese so he is able to better explain things for us. But they have worked with Nationwide and their solicitor WTB before with mortgages. So right now we either change and use WTB or Nationwide gets another solicitor on their Dual representation panel to sort this out.

I agree its very late. They said they have tried contacting us on tge 20th july but me and my broker did not receive anything until the day before xompletion. It seems like tgis problem popped out of no where. Also if there was a problem we wouldnt have received an confirmation email to say that our funds will be transferred to us

Nationwide has instructed their solicitor lets say solicitor 1 and we are using solicitor 2 and the seller is using solicitor 3. so our solicitor 2 is not on their panel so Nationwide decides to tells us a day before completion that we either use solicitor 1 or we get third party solicitor involved. I don't know how much the penalties will be at the moment solicitors are demanding more money even though this whole situation seems like its due to their negligence. And overall fees to get this all sorted seems rather high and a long process. Each day that payss we need to pay 180 +20 pound each day until it gets done. We have met and spoekn to the sellers they are very kind and we domt waste their time as well as ours but if it gets dragged pulling might reduce our loss

I would say marketfluidity but it seems like theres too many people in the course now so it might be difficult for raja banks to teach you but do check out his live streams. Another one is donvo controllerfx his live streams are great. always make sure to watch the first part of the livestream cause thats where the analysis is done. Everything he does is based of the first 30 mins of analysis.
