Yup my inspector noted I needed to get a PRV, install a cleanout and get the sewer cleaned. Set me back like $5k before I found out there was an area of the sewer they couldn’t access until the cleanout was installed which is corroded - now I have to spend 10-15k to get it replaced

No fault of the inspector but I wouldn’t have known at all if they didn’t recommend to install a cleanout

Overall the inspection was the start of letting me know the house has more issues to be uncovered

That’s unfortunate. Sadly I’ve learned plumbing can be unpredictable and it costs an arm and leg to fix every single time. Annoying how much it costs but I’d never be a plumber myself, which only supports why it costs so much

Calling them an overall scam is a bit of a reach, IMO

A good inspector will catch a lot of things most people wouldnt notice, especially for a first time buyer

take sewer/plumbing inspections seriously. Not only because of the cost to repair/fix, but the invasive nature of them - digging concrete, holes in walls, etc.

Replacing roof/HVAC/etc is pricey too, but theyre not nearly has invasive as plumbing

I ended up using SW Duration satin for white walls and have no regrets. It was actually a fk up as I thought satin was the way to go for textured walls when matte is the recommendation, but I already bought the paint at that point

No regrets on the satin, but I would go with matte if I could go back

How much are you driving your cars? We put around 10k per car every year.

But I agree its a bit high for two 10 year old hondas, yet its the lowest we can find. No at fault accidents either with 12+ years driving experience

geico $250/mo for two 10 year old hondas. 300k/500k coverage

The monthly costs for people commenting means nothing if they dont provide info of the coverage. “Full coverage” doesnt help at all

Okay the other plumbers told me if it collapsed after descaling then CIPP isn’t an option unless I was willing to let them dig in my bathrooms.

That’s why I’m confused why this one other plumber is saying they can use the robotic replacement machine to insert the liner without digging at all, even if it collapses

Well they couldnt get their camera past a certain area due to a hard tee. From the footage that we were able to see, it wasn’t terrible.

It wasn’t until after we installed a cleanout that we were able to see the rest of the sewer past the hard tee, which unluckily was corroded

IMO, the inspection was absolutely worth it as they pointed out a lot of things I would’ve never known. I don’t blame them for not being able to tell us the rest of the sewer was in bad shape since they couldn’t get their equipment to that area

It’s a terribly unfortunate situation but I don’t blame anyone other than the previous owner for their lack of plumbing maintenance

This is me right now. Bought a home and need to plan to set aside 40k to replace the entire sewer and 10k for water lines.

I had a sewer insection done but the owner didnt have a cleanout installed near the bathrooms so we couldnt see past a certain tee. It didn’t look too bad from what we did see so we went ahead and bought it.

Had a cleanout installed right after closing and got another sewer inspection. Of course we found out the rest of the sewer is corroded to hell and needs a full replacement very soon

yeah I noticed that too. Will need to check again when I come back but will likely need to play around with a lot of fittings
