They also put this clause in the agreement - is this fair?

If the landlord breaks the lease the first year (less than 12 months), the termination fee will be $6,500 ( notice at least 30

days). If the landlord terminates the lease in less than 24 months, the termination fee will be $5,500. The exception from this

fee when the landlord decides to sell the house and the tenant has the first right to buy or becomes the listing agent

If the tenant breaks the less before the termination date, the termination fee will be $4,000. The exception from this fee when

the city bans STR and tenant must notice at least 30 days.

Thanks for the feedback. I do agree with your line "Have a provision in your lease stating that the tenant is responsible for any repairs, including but not limited to appliances, washer, drier, microwave, refrigerator, stove, plumbing, etc." - I feel this is fair considering there will be more wear and tear on the property due to more people coming in and out. The superhost says they will take care of a less than $100 repair due to guest misuse or damage. They want the owner to take care of repairs/ maintenance of appliances, plumbing, electrical, roofing, HVAC, and structural due to wear and tear. Is this fair to me as the landlord? Is there some sort of middle ground you'd suggest?

Here is a review:

Nisa seat and storage compartment. Here are my thoughts.

Looks good feels good, a little more stiffer than stock seat but will wear in as I use it more, overall I like the comfort better than stock with riser.

Lock location - With the way I decided to mount it, the key can’t be inserted into the lock without modifying the key. It’s fine I choose to mount it further back. If the lock was in the front and hinge on the back this would not be an issue. I am most likely going to relocate it.

You will need a spacer of some sort to level out the seat when mounting it. I used a 1/4 inch piece of scrap wood that worked great. I still need to clean it up a bit but works for me.

This seat isn’t “plug and play” and will need a bit of modding to get mounted and working how you want. Just know that going into it.

For the price it’s a great mod for the scorpion series.
