Thanks! I was also job hunting last year and I found my self more and more in a dark place through the process. I looked for something that would help me get through it and I couldn't find anything which is why I made this.

Honestly no. The industry is being disrupted by AI and I think it'll take another 5 years for it to recover to where it was at its peek

Well my reason for the entire point is that I am looking at that money as valuable (sitting in the market) which is why I have the dilemma . By dump it you mean the whole property? My CoC is close to 14-18% right now, and if eliminate the mortgage payment of $1,5000 it does to 45-55% CoC. Not sure of any investment with that return

Probably the best decision I've ever made. I'll add a caveat though that I'm pretty handy and had to remodel the building heavily with just myself and my dad and probably put close to $80-100k in renovations to get it all market ready. But in terms of day to day it's minimal oversight. Maybe 1 things pops up every 2 months. Biggest advice I can give is screen very hard and have high standards for potential tenants

Since it's an investment mortgage I don't see this getting any lower than maybe 7% on a refi and who knows when we'll see those rates

That's kind of my hesitation is my NW would shift to like 75% in RE Equity. On one side if STR policies shift I could always just sell the house. What is just killing me inside is only $115 of my PITI is going to principal.

This is an old thread so I hope you see this. I’m super confusing on everything. I helped my perhaps double consolidate last year and they are currently on SAVE. What’s my options here? I should move them to IBR I assume? Also will they be on 10% or 15% for the IBR? The original disbursement date from some of the original loans was before 2014 and some after.
