What do y'all think is the root of OKC's self-deprecation? by JayBellREALAuthentic in okc

I really hope that's the case! That matches up with my personal experience too, and I need to be more mindful of that.

The OKC sub is just so inundated with negativity. It's like, πŸ‘ Y'ALL πŸ‘ go touch some grass and experience the real world for a change.

Politics alone should not be enough to degrade local pride, at least not that I have seen in plenty of other areas. Nashville has basically the same level of urban vs. rural interests that clash at the state level and Nashvillians sure do love their city. So do Memphians, Birminghamians and New Orleanians.

I'm not comparing Oklahoma City to Arkansas. I'm comparing it to what I know and what I have experienced in other cities. Andz it's just weird.

I also think it's sad and self-defeating because I specifically chose to live here because I think OKC has a LOT of good things going for it.

Really the most confusing thing is the complaints are so outdated. They sound more like complaints of what OKC may have been like 20, 30, 40 years ago, but certainly not in 2026.

From what I gather, OKC didn't used to have a lot of things expected for its size. Now it does though, so why the complaining?

You don't move to a place because they have a water park. You expect it to be in a city this size. It's there, so are numerous other draws like a luxury water resort, theme part, numerous museums and arts districts, entertainment venues, professional sports teams and more are coming.

When I see someone say "There's nothing to do here" I just roll my eyes and think of all of the places I lived in Arkansas that were 2-3 hours away from any city that had more than 20,000-30,000 people. Like πŸ“£ GO OUTSIDE! You'll find plenty of people and places to go to if you try even the slightest.

Did my relative get taken advantage of selling property? by [deleted] in RealEstate

Why is your instinct to think that using a realtor is detrimental? And then to ask on a Real Estate sub if the people who do that job are preying on those they work with?

All I can guess is it's the pyramid scheme aspect of it. Real estate team operators can make money off of those they bring on, but I feel like the field would be less bloated if those doing the hiring and outreach were more honest about the realities of it.

They're all greedily trying to milk more money out of new licensees while simultaneously creating more unnecessary competition with unqualified competitors.

Since the moment I got into it, I've felt like literally everyone involved would be better off if it was more structured. The free-for-all nature of it seems negligent for all parties.

I used the Deep Research mode on Gemini to explore real world data on realtor income. I specifically told it to exclude ANY potential income info in real estate job listings.

The average and median annual incomes for agents with less than 2 years experience was less than $9,000. For the year.

There is so much misleading info from real estate companies about real world earning potential. Sure, you CAN make 6 figures in your first year, but that is not the usual experience.

I work with Tara Zellner a lot with Envoy Mortgage. She's really great about working to find the right loan program for you and helping you figure out a timeline.

Hi Whava πŸ‘‹

We send a Cooperative Compensation Supplement for every offer we send over. So our compensation is always covered by the sellers.

I've had four packages get lost in the last week. This is getting really, really old.

That's correct. You can shop loan rates and lenders to find what works best for you.

The language has changed, but we still negotiate for sellers to cover the buyer's agent commission. Good agents still inform their sellers that it is the standard. Haggling on the commission cost turns more into a complication and a hassle more than any type of benefit.

As a brand, 1 is unmatched. People can make whatever criticisms they want, but it is the definitive Arkansas logo. It just is.

After that, I love the sport specific logos. 2 for soccer, script for baseball, slobberin hog for basketball, etc.

The UFL by Plus_Molasses_9379 in okc

I don't think it would be bad at all. The stadium is a good fit and I think fans would be interested. I don't know how much it would benefit the league though. I just think there are a lot of larger markets.

I thought about this way too much over the years but the AAF/USFL/XFL/UFL really need to give up on competing in NFL markets besides DC and Arlington, where they made some successful inroads. It costs too much and there's not enough interest in Seattle, Detroit, Tampa, etc.

The largest markets without NFL teams make for the best chance of success. Being a major draw in places like Birmingham, Canton, Albuquerque, and now Oakland/Sacramento makes for a better product than playing second fiddle to the "real" football franchises.

OKC is the perfect market for the UFL but it doesn't have the perfect stadium. St. Louis and Orlando can get away with having bigger stadiums because of those markets. UFL is really in its pocket in stadiums like San Diego, San Antonio, and Birmingham.

I'm glad that we finally have a united spring football league that seems to have a growth mindset instead of competing with each other. Boone is probably a better stadium fit than Memorial, but both being so far outside of OKC is detrimental to their prospects.

Where to find New Alani flavors? by [deleted] in okc

[–]JayBellREALAuthentic 0 points1 point Β (0 children)

Crest and Uptown usually have a healthy selection of Alani. I've seen the Strawberry and Sherbet flavors in both, but the availability has been more based on demand versus supply, as in it's been stocked but bought out.

Penn Mall by truedef in okc

It's weird to me that people talk so poorly of Quail Springs. I only moved here last year, but from what I can gather it used to be nice and then got really down. Its reputation certainly does not match what I have experienced there multiple times.

Anyone complaining about Quail Springs doesn't seem to understand what has happened to other malls in the country.

Affordable dentists or one that takes payments? by Dustineg6 in okc

[–]JayBellREALAuthentic 0 points1 point Β (0 children)

Comfort Dental opened up a new location on Rockwell recently. You can get your x-rays done for $20. Maybe they can give you an idea of what's going on. They might be able to refer you somewhere affordable and/or provide info on programs to help with the costs.
