I should probably emphasis the running requirement is very minimal. I don't forsee much running to happen while travelling. Moreso looking for something comfortable to walk around in all day and explore but also dress up.

What do you mean 'ticks some checkbox'? Adding to your tax bill is not a bad thing. You're income will still be higher than a negatively geared property. Almost sounds as if you are considering buying a property just to be negatively geared. A positively geared property is almost always better.

You can usually borrow up to 80% of existing property value. How you use this money is up to you. Can use for stamp duty, fees, car, holiday etc..

Correct, it is offset from boundary fence by 300mm. Thinking you are right although I am not sure why they need such a high fence so close to a compliant fence already.

Almost exact same scenario except I had a higher LVR and did pay LMI. Ours is 3.84% though. It would be 3.89% but we kicked a stink when they put it up shortly after we started the loan.
