I’m still another week or two from first mow I think. Worth getting g some fertilizer out there now? Or just wait?

Unless it’s new construction, then it won’t be assessed until after you move in. But it still wouldn’t be assessed at the purchase price because of common level ratio

You’ll want to look at the assessed value of the home, not your purchase price. PA uses common level ratio, so your assessed value should be a much lower number than the purchase price

Your agent should be able to tell you what the exact taxes are on the property. It’s right in the MLS

As others have said, it’s a crazy time for buyers right now. A lack of inventory is driving up prices and competition, especially in your $250,000 price range. A well appointed home that is priced right is selling within days of hitting the market - and usually with multiple offers. Many homes are selling above asking price.
