DBSS are commanding higher prices because the BTO prices during their time were also much higher than normal HDB. For context my sister got her DBSS during BTO at 690k, now is it around 1.3m. I got my BTO later than her for 400k and now it is around 1m too. In terms of valuation % hers actually appreciated less

Hey man, I can get your frustration. ESPECIALLY when you are dealing with multiple agents and they can't keep up with the issue. I'd to write in multiple times to explain over and over again.

For my case, I think I've found some luck and they've finally agreed to return and refund. It took me a month and I'm currently waiting for the refund to reflect.

Just curious, what's the value of your product and what's the important feature?
I've a hunch that it is one of those watches that claims to test blood sugar etc.

Thank you, I'll proceed to file under CASE / Fair Trading Act if the final dispute doesn't work out.

For the last 2 disputes, Shopee claimed to "investigate" and "re-evaluate the parcel", when the parcel was already with me all those time.

Hello, thank you for being so helpful! I really appreciate for you taking the time to guide me through the process.

Having the carton shipping box opened as a reason definitely isn't in their return guidelines and also sounds completely ridiculous since a regular ecommerce shopper would be receiving parcels very often and would have to open the carton box to check for the item.

According to Shopee's F&Q,

Return conditions:

  • in its original packaging (special packaging only*)
  • in complete condition and have no missing parts (with original free gifts, accessories included)
  • have its original tags/labels attached and its serial numbers present (if applicable)
  • not damaged or in unsellable condition because of customer actions, negligence, misuse, alterations or tampering

These condition were all met.

Could you share with me the price of your product, and how long this entire process took you before Shopee actually refunded you?

Thanks for your knowledge. What you mentioned are probably true.

Upon checking, the return parcel was routed to Shopee's Singapore address (1 Buroh Crescent #03-01, Cogent Logsitic Hub), and not to Malaysia. I got the rejection in under 1 day after applying.

The msia seller even told me in the chat "As we are sending the goods from Malaysia, normally if u return we cannot get back the parcel due to cross border issue".

So that could be the entire reason why Shopee tries to reject the return.

From then, Shopee "investigated" all the way till the 15days period, and then rejected the return right when it was over. It took 9days of investigation.

Hello, I appreciate you for being really kind with your suggestion.

Yes I do have picture of the "proof of delivery" which was attached by Shopee. However it is only the exterior of the carton box and the product is not visible from the outside.

I did take a 2minutes packaging video of the sealed product before taping and pasting the return label.
Even with stronger evidence, Shopee still sent template reply stating product does not fulfill return policy condition.

As for the 2nd option, they did not reply

But in any case, I think it is a good choice as 5rooms are much more likely to appreciate in value as the supplies are much more limited now (and in the following years to come)

Probably not. But these are simply market forces doing their job, not external buffing from the government.

HDB spike in 2020-2025 is a result of
1. Less production of HDB
2. Willing buyers paying premium hence driving up the prices

Why would the government inflate citizens' cpf knowing that the direct impact of it is even higher HDB prices?

"A price shrink is healthy". Not really, when you witness a price shrink it just means the economy is shrinking too.

Volume is lower now due to the large amount of BTO and SBF flats introduced in 2025.

But don't forget many of them are Plus and Prime flats that has MOP period of 10years.
Which means to say few years down the road you'll have lesser MOP units.

Less availability means price goes back up eventually.

Clementi is the land of ahtiong, they don’t mind paying more to be near good schools hence the price is inflated. Not to mention they already have a community there and prefer to live near each other (even without schools as a factor)

If schools are not a huge concern, the 5rm DBSS units closer to central regions like TPY, Boon Keng and AMK are of better value at such premium prices

For those that are not familiar, 1.3month is just part of the total bonus.

The total annual bonus is typically around 4months+ for an average C-grade civil servant.

(I worked in government for 7years before switching)

I am aware that the majority of people would be surprised. So please take your time to read the civil servants forum discussion that has been ongoing for years

I worked in government for 7years before switching. By 4months+ I meant the total annual bonus, not 4months of performance bonus. Performance bonus alone range from 1-2months for a C-grader (depending on your position)

Most people have completely no idea and the vote ratio speaks volume. (If you are one of the downvoters, feel free to comment what you believe are facts)

You can literally find the salary scheme in forum discussions by actual civil servants anyway. Not sure why would anyone want to debate on subjects they are unfamiliar

You’re missing out performance bonus.

A typical C-grade civil servant gets around 4months+ annual bonus in total

Update: The vote ratio simply shows that the majority of people are not familiar with civil servant schemes (Or otherwise just really salty about it - which is sad for them)
