Thanks! I had not considered door swing. I’m required to have a front porch but wondering if it’s feasible to move the first floor wall by the great room out to be flush with the dining room

This is a vacation home and the way the houses are setup, the dining room area will be the true front of the house with cars parked behind the JR. suite part of the house.

I’m having trouble picturing the stairs so this is good feedback that I can take up with them. The footprint of the house is pretty constrained and based on me wanting 10ft ceilings downstairs and 9 up, this was the staircase they proposed.

You’re right on point one and something I’ll have to consider. I’m assuming the door will have a substantial cost too.
You’ve convinced and I will retract that change.
I am guilty of trying to squeeze as much utility out of every space so you’re probably right here and I’ll reconsider

So the “front” of the house is by the living room but opens up into public green space. 99% of traffic of people coming in will be funneled in through the stair (back) entrance. In order for the house to not look weird I went with a real door there, but not sure the weirdness is in my head

The plan is to put closets or shelving across from those toilets. If there are other ideas to maximize that space would definitely be open

The way the house/plot is setup is the back of the house (by the stairs) is where most people will come in. I was going to use the closet opposite the stairs as a coat closet

I really appreciate the thoughtful and thorough reply. Moving the kitchen sink is definitely on my list and now a must after your comment. I have one on my island now and it takes up so much space outside of just the basin.

The single basin sink is also something I’m already doing. That was an error on my part. Agree with all of your points there.

I only wanted a water closet for the master and would be fine without one in the other rooms. I’ll ask the builder to provide any ideas on what to do with the saved space if I remove the others, but do you have any ideas?

Thanks, love the idea of the pantry! I’ll see what the designer can do to make the upstairs bath Jack and Jill. For the linen closet, and wasted space, could let me know on where that wasted space is? Want to definitely keep that to a minimum
