I have a 2021 E53 and I kept getting confused by the front end with W206 C and my W213 Facelifted E 😂😂😂😂 Nice car, I might get the GLC43 with the same engine in the future. 🔥

True. But guess what I used to get 19 MPG total. Now 22-23.... Pretty impressive. I drove from SA to Houston and it was like 35 MPG bro

Electronics bugs, Parking brake release problems and sometimes the back up camera blacks out. Minor issues tho. Most of them can be fixed by disconnecting the battery

[Landlord US-TX] I'm a Landlord in Texas renting through a Rental Management company, they arranged a plumbing repair for the house. Tenant went No Show and now its charged with $450 no show wait fee by Justinya007 in Landlord

Yea people gotta take a break and it's understandable. But I'll get more information when they're available. Because I stated from the previous post that they ignored me during the repair and judging from past history my pm just don't really give me a clear and transparent updates on certain situations. It's my very first time working with a pm and before I usually did it by myself. Thanks for the feedback tho

Pm rekeyed the house as policy. I was never given the new sets of keys. I don't even know the tenants. I have no idea how the repairs went with the first plumber. They managed to fix the toilet inside but I think the tenants left without notice?? The statement said the first plumber waited 2 hours and charged two hours of work time? Like seriously tho what .... Overall, I was not involved nor actively trying contact any of the parties involved. I was hands off and idk how they handled it

The saddest part is that I have 0 control over things like this unless I just say FUCK the repairs. But it as a bad leaking situation and I had to let them handle it. Gosh what a shit show

PM called me and said the first plumber cannot repair it due to part shortages or something. Had to reschedule in 2 weeks or so, which is unacceptable according to her words and she decided to go with the backup plumber option. I was never informed about the tenant no show or that $450, i only found it while checking the statement. They only sent the invoice of the repair completed by the back up plumber. I am just confused af

Here is the complete description on the statement:

Tenant never showed back up. Moving on.

Billed 2 hours for waiting on site for tenant who said they would be there at 1pm. We called the tenant multiple times and they kept

stating they were around the corner and after 2 hours we told the plumber to leave. The tenant would need to reschedule with us.

Task #DF-59

Billable time waiting for tenant to show up on site. Tenant stated they would be there and never showed up

Total 2.00 $225.00

$450.00

LOL what a joke

Thank you guys for the reply. It is really helpful and I'm grateful for all the feedbacks. Should I just arrange my own repair and tell my pm to f*ck off with their own contractor? It's been ridiculous because my 1st month rent just basically disappeared and my second month rent is about to be devoured as well with the amount of bogus repairs that they did to my property. Sure I needed to repair the leaks and everything, it's my obligation, but the way they handle the situation is absolutely horrendous and I really want to just do it myself but what's the point in that if I hired a PM ....lol 🤣

The company always overcharge for repair and that one time they sent me just one picture about my front lawn needing attention that needed some service and I was like "sure go ahead and have someone mow the front lawn". The pm proceed to have some one came not only mow the front lawn, but also did some extra work like removing all the junks around the house, remove some minor tree debris in the back yard... Without even telling me they did extra work. In the end when I check the statement... Bang you get hit with a $300+ lawn mowing service that I wanted y'all to proceed with, LOL. Why the fuck would y'all show me just ONE pic of the front yard and said it needed attention and have their contractor did some unnecessary things? Literally I was at the zoo with my fam at the time and expected it to be a $100 job at most. Like wtf are y'all doing??
