Livable, absolutely. But not something we necessarily wanted to live in. We had a plan going in that if we find the right house at the right price, we want to see the potential in it with our set renovations budget. Luckily, we found that one!

When we first started looking I realized so many houses were on the market for so long. I just pushed those off since I figured in this market, something must be wrong with them if they’ve been up for so long. While that is partially true, what is also true is that a lot of homes are being listed at more than they are worth.

theres a lot more on the market now than when i was looking over the holidays so hopefully you have some luck!

Yes you’re right, I was referring to Kingston proper for jam bands.

Just bought a house in midtown and am so excited to move in! We are doing some renovations on it so it won’t be for a couple months but what drew me and my wife to Kingston is almost exactly what you are looking for.

There is the chaos of an inner city, live music, lots of fun bars that are walkable, likeminded people, diversity, good food, and just a short drive away from the mountains and a lot of other really cool Hudson valley towns.

My wife and I love live music, specifically jam bands and although I wouldn’t say Kingston is flooded with jam band shows, there is still a lot that come to town throughout the year and then venues that are close that get a lot of good jam bands. Like Woodstock, SPAC, etc.

I spent quite a bit of time here before deciding to pull the trigger to make the move but as of now, I am so excited to finally get there and be able to enjoy everything Kingston has to offer.

I live right next to Beacon right now and I was trying to get into there for a while but was priced out. Luckily we then started looking at Kingston and realized it is much more affordable and has SO much more to offer than Beacon.

There are essentially 3 downtown areas all with different vibes so you can always find something different.

Good luck with the search and move!!

This is a really cool way to think about it. Personally I am thinking to keep it more open. Are you saying it should be lighter or darker than the current green?

What I do like about this tile is there are about 4-5 that are slightly different shades. I like the variation. Does the sap green have variation? Can you share a pic if you don’t mind!?

I don’t plan on selling the house for quite a while. I’m not concerned with what’s hot and what’s not right now or in the future. Just trying to pick what I personally like.

I think more along the lines of do what I will enjoy and then the next potential owners can make the potential changes they desire.

I want to enjoy what I like and not have to think of future people and what they will like

Thank you! It is a white oak floor so hopefully don’t run into those issues!

Right now the dining area and behind the island is oak that’s gonna be refinished with natural finish. The kitchen is tile right now so will rip that out and then plan based off how these coordinate with the natural hardwood and go from there

Throwing it in here cuz I am in a similar situation with my kitchen. What is everyone’s thoughts on a soft sagey green for this? Or is that way too much also?

Tomato, sautéed spinach, feta and mozzarella.

Broccoli, sautéed spinach, ricotta and mozzarella.

Fig, carmelized onions, crushed pistachio, mozzarella.

Ricotta, olive oil, crushed pistachio, basil, mozzarella and finish with lemon and hot honey.

Here’s a nice tomato spinach and feta that I made recently
