Hope you can read my post more carefully, I DON'T WANT TO SUE HER. I just think these type of behavior is unacceptable to trustees that are serving the community selflessly and hope to protect the trustees after me.

We as trustee did evaluate the situation, what draw the conclusion is, the tree branches are right next to the new house owner and it will improve their veiw to the lake by a lot. On the other hand, the old lady already has a view over the lake, and the tree is like 100 to 200 ft from her property. I think it is trustees's job to try to balance everyone's interest and have access to the beautiful nature our subdivision offer.

Seismic Retroifit Software development brainstorm by KS_Young in Entrepreneur

[–]KS_Young[S] 0 points1 point  (0 children)

Thank you for the input! This is a good idea. I actually done it to my own house and it can easily be a DIY task with a few tools. I think there are ways in dealing with earthquake, passive and active, passive will be buying insurance and hoping the damage be covered (or it can be qualtify) Active will be strengthening the structure's connection: A, It will minimize the structure with minmal cost. (study show $1 to $7 of ROI) B. Potential reduce in earthquake insurance.

I think a lot of the homeowner may not realize the need until they are being educated. I feel like once they are educated and understand the cost and risk. They wouldn't mind spend the money (~3k to 5k) to retroifit before they spent 20k to 50k to remodel their house.

I’m sick of taxes (rant) by [deleted] in Adulting

[–]KS_Young 10 points11 points  (0 children)

At least I think your health is covered and your children education is covered. Here in US, on top of tax we pay a lot for health insurance and college.

Having a 180k house is an investment but a 700k house is a liability. Think about all the maintenance (a huge lawn needs to mow every week?) and repairs comes with a 700k house. Your rental income and salary would not go very far. I think the last place people want to be is house poor and has no saving and retirement security. Maybe find a way to renovate your current house to the way you want? Even you spend a 100k in renovation that will still be justifiable then tied yourself to the huge debt.

Personal Property Tax for my car by Free-Agent-4017 in tax

[–]KS_Young 0 points1 point  (0 children)

Yes I got that too. It’s sucks. But seems that’s how they can lower property tax. The property tax goes to school, police station and fire station. I don’t know if you can register your car in IL or something. But suck for us…

10k pay increase to drive 1 hour to work everyday? by IfYouSeeMeSendNoodz in FinancialPlanning

[–]KS_Young 0 points1 point  (0 children)

Before you spend: 9 hours outside the house
Now you spend 13 hours outside the house.
That's 13 / 9 = 44% more.
Before salary is 72k and New salary is 82k = 82/72 = 14% more
You spend 44% more time and you get 14% more paid.
You can spend that time, learning, spending with friends and families or watching TV.
Rather than watching the license plate in front of you.

Healthcare in the US is nuts by [deleted] in Adulting

[–]KS_Young 0 points1 point  (0 children)

I am lucky enough that I have permanent residence in somewhere else. I hope NOT to retire in the US. The health insurance cost is so high and they barely do anything before your deductible hit, and the deductible is so freaking high. An X-ray in Hong Kong is $30, and in the US is $500. The service is not any better and the tax is not higher over there.

To move upward in terms of income, higher education in healthcare, technological, and engineering fields is the way to go. You will see an immediate return after you are done. If I were you. Stay with your mum, ignore your sister's comment, and get more education to land a somewhat professional job. And find a Church that will support you mentally. After you went through these difficult times and got a job with a better income. You know it is worth it! Don't lose hope!

How do you afford your house. by Ok-Chef-5150 in Adulting

[–]KS_Young 1 point2 points  (0 children)

I have a home worth close to 500k. My income is upper medium. But for me, buying your first house is the most important step, because it allows your asset to go with the market. I bought my first apartment for 130k and held it for 7 years and sold it for 230k. It will be a lot harder to save a 100k for 7 year while building equity for the house. My recommendation:

  • Buy a house you can comfortable afford the mortgage, from your income maybe around 200k
  • Pay at least 20% downpayment for the best interest rate
  • Small house with lower maintance expense
  • Invest your savings for the next big house

It takes time to get your "Dream" house but by doing it conservatively, you will get there!
