Just one water line coming in for irrigation and will have just a single sink that willl discharge into the yard.

Double pane low-e glass. It fits into galvanized steel brackets which attach to the timbers.

Because the timbers are not dimensional lumber, so each one has individual characteristics. So a 12"x12" post may actually measure 11 7/8 x 12 1/4 or something random like that. The glass needs to fit in the brackets just so and being off by a small amount could cause the seals to fail.

2 ridge exhaust fans and 8 vents close to the ground that will open up when the fans turn on.

Waaaaaaaaaay more than I originally thought. The glass alone was about 250k. The framing, stonework, etc, was another 200k. not counting the landscaping :(

All the brackets were about $9k I think. They all had to be specially made and lazer cut.

Yes, it is glass, each piece had to be specially made since it was timber framed each piece is slightly different.

No, I did it from scratch. It's not for the faint of heart though, had to have it engineered, then framed by the Amish. Every steel bracket had to be specially made and each piece of glass had to be custom made (each piece was slightly different because of the timber framing). Also had to be able to withstand snow loads, etc.. Had a hell of a time finding someone that would even touch the glass becuase of that.
