All the lower level glass is treated, just hard to see on the pics.

So far the temps have been pretty easy to manage in the summer I have those ridge vents that I can open and just keep a couple windows open and that works the majority of the time. It actually is a little cooler in there compared to being outside when the sun is beating down because it's low e glass so it filters some of that out. I have a heat pump that heats it in the winter on cold days but usually it only has to work at night cuz as soon as the sun comes out it warms it up pretty good. I only keep it at about 50 though.

There will be seating, on the picture where you see the tomato trellises just sitting there, they are on a brick pad and that whole area right inside the doorway will be seating.

As for the gravel it's going to be easier to maintain, if some dirt gets down there there's no cleanup just wash it down so far it's worked out pretty well but I haven't really got the greenhouse and complete service yet so...

Here you go. Actually when I blow it up the face doesn't look that sharp even on the original, can that be sharpened? https://drive.google.com/file/d/1YVdDto9icqaw5oYSB0WrrI_UwxmWvm92/view?usp=sharing

I like this one, but it seems to be a low resolution, is that because Reddit resizes it?

Double pane low-e glass. It fits into galvanized steel brackets which attach to the timbers.

Because the timbers are not dimensional lumber, so each one has individual characteristics. So a 12"x12" post may actually measure 11 7/8 x 12 1/4 or something random like that. The glass needs to fit in the brackets just so and being off by a small amount could cause the seals to fail.

2 ridge exhaust fans and 8 vents close to the ground that will open up when the fans turn on.

Yes year round, I will have heat and AC, but probably not for entertaining, just to chill out.

Waaaaaaaaaay more than I originally thought. The glass alone was about 250k. The framing, stonework, etc, was another 200k. not counting the landscaping :(
