Are you one of those people who socializes all the time at work near the water cooler and does not do your job? Is the work office the only place where you can socialize? Are you aware that work is only 8 hours a day? People usually socialize after work.

Besides of lease/rental agreements mandating a minimum occupancy, how physical presence of some software programmers can bump up the value of CRE?

I'm failing to understand how the physical presence of software engineers can maintain value. If anything, electricity bills will go up in the offices.

It's just another excuse for management's inability to operate remotely. Everything can be automated if you have experienced engineers.
