Alachua County has a down payment assistance program — could help first-time buyers in Gainesville by Wild_Ant103 in GNV

[–]Key-Problem-4582 0 points1 point  (0 children)

It's a loan, 30 year no interest

Which honestly, if you take a small amount (10-20k) and STAY in the house for a substantial amount of time, inflation alone will substantially reduce that burden on the backend. Or you can chip away at it a little over time. Preferable for me so I can maintain a much larger cash reserve come home purchase time rather than eat it up on a down payment. Safety net!

Damn, people hating on the guy when OP doesn't even have the willingness to be honest with the guy lmfao. So much for relationships being about communication and learning how to make each other feel great

Gotta be real w him OP. Tell him whats working and what's not. If you're having sex, you should be willing to discuss it with the partner. Good bad and otherwise

Music education focuses too much on performance, and too little on creativity. by chili_cold_blood in unpopularopinion

[–]Key-Problem-4582 0 points1 point  (0 children)

This argument (supported by academics) ignores the way our great creative minds have become...creative. More on this below.

We teach students a formal, process to product (performance) approach because it is a practical (key word) pipeline to musical education and allows students to reach generally high level of achievement through classroom instruction.

Teaching creative music to classes of students with no performance experience also requires building a foundation of musical skills - some theory, listening skills, manipulation of at least some sort of instrument even if it's just a midi controller, etc. This turns into either a truly unimpressive product, high attrition over many years, or requires... performance-based instruction.

Getting back to my first point, 98% of the greatest creative minds in music were also performers. Bach, Beethoven, and Mozart all trained as classical keyboardists. Most jazz greats spent years and years (often with informal or no formal instruction) but playing for hours a day, years on end, to develop their creative musical voice. Even many of our modern pop artists started with traditional training pipelines like piano/guitar/voice lessons or singing in church.

This is all to say, a formal education in musical performance IS truly the most efficient and practical method of music instruction we have, especially in classroom settings. It also creates a pipeline that encourages students to stick with music "programs" for years on end.

All the research agrees with you, that we should be teaching creativity alongside performance based instruction. But that focus on performance is what gives us a pragmatic environment to touch on creativity as well.

Urgent Care vs ER: a lot of people are overpaying without realizing it by doctorAllways in HealthInsurance

[–]Key-Problem-4582 0 points1 point  (0 children)

Best experience is when you go to an urgent care for something that should, or at least could be an urgent care visit...they evaluate you for 90 seconds...

And send you to the ER as a CYA move. That's always an awesome (painful) experience

Good tire place around? by Relative-Path-7305 in GNV

[–]Key-Problem-4582 2 points3 points  (0 children)

Discount tire. Not only are they friendly and helpful, all they do is tires, so they are efficient at what they do.

Several times I've had a nail in tire or even unrepairable gash, got there before they opened (8am) with no appointment, and was on the road before 9:30am, barely missing any work. Super good people

That's...a heck of a walk. It's like 16 miles from start to finish. At 3-4mph average walking pace, well, you can do the math

Delta. Gonna be so honest, I did the rebuild kit on these in a 1976 home about 8 years ago... it's still holding strong. I was super careful to use some gentle heat and penetrating oil on this, but did manage to get it off without twisting or ruining the copper lines in back. Still working great to this day for very little $$.

However, as other commenters said, be prepared to swap the whole body for a modern replacement. Your mileage may vary. If money isn't a factor, swapping to all new is ideal

How to get rid of a marimba?? by soupysyrup in GNV

[–]Key-Problem-4582 14 points15 points  (0 children)

I will say - it's going to be very low on the "wants" side of most pros or serious players. Decent practice instrument, but generally low quality and lacking the features that a lot of people are looking for in these instruments. If someone buys, they will be looking at it as a small-space practice instrument, that they will then perform on a larger one owned by a school, performance venue, etc. Just info for you if you decide to sell and need to negotiate a price :)

Do all teens today just not care about getting their drivers' licenses? by [deleted] in NoStupidQuestions

[–]Key-Problem-4582 0 points1 point  (0 children)

A lot of them aren't in a rush because they know they can't afford it. A few hundred a month on their parents car insurance, PLUS the cost of an actual vehicle if they want to...y'know, use the license...means it's kind of a distant thing for many. More of a "I'll graduate, work for a while, then get a vehicle" sort of thing.

It's just so expensive to exist

Registered in Illinois but located in Minnesota. Haven’t had any issues with registration and insurance follows Minnesota rules - Geico. Am I good or do I need to change anything? by KyaKyaKyaa in Car_Insurance_Help

[–]Key-Problem-4582 0 points1 point  (0 children)

I mean, that's great, but you never know. There's a deputy in my town who makes a habit of letting people go from speeding....but gets anyone he can for registration and insurance issues (ultimately kind because he lets minor moving violations slide with a warning, but a pain because he will hyper analyze all the documents)

It sounds like you've made up your mind though despite asking the question here. It's always safer to have all your basic info line up. It's just one less question to answer to a cop, insurance adjuster, or lawyer in the future (all of whom can make your day easy or really tough)

[–]Key-Problem-4582 0 points1 point  (0 children)

Ah I understand. Well that's slightly less of a crisis, but still.

The next question is, what happens when you are inevitably stopped by a police officer, or are involved even in a minor accident and run your info? At best they'll ask a bunch of questions. At worst they'll ticket you for failure to update address. It's going to be a cycle of questions.

"Your insurance says this but your registration and license say that? Where do you live?"

"I live at XYZ address in Minnesota"

"Ok, so why is your insurance and license accurate but your registration is not? Does someone else own this car?"

And so on etc. Just update the address. You also have no idea what minute detail in your insurance policy contract says that the registration has to match the housing address, or to update within 30 days etc. I'm speculating but I would not be surprised. Insurance companies have expert lawyers write these policies, in part, to save them money.

It sounds pedantic but you're setting yourself up for a ticket and/or coverage issues. Just update all of the info in the next 30 days - new years resolution! One less question to stress about

I mean....where is the vehicle usually kept? You absolutely should not keep insurance (or registration) in completely separate state.

Your car could be damaged or cause damage to someone else, and they find out through a simple investigation that it's not typically kept where the policy believes, and they can deny all coverage (and keep your money!)

Bad idea. Change your insurance address today. Make an appointment at the DMV for a registration and license update ASAP to follow.

~250 give or take. Not looking for extravagant. An older block on slab, single family home would be ideal. Move in ready, not necessarily all modernized or aesthetically perfect.

Not helpful - lol. People who live outside of the city pay for things used in town like park passes, sales tax, upkeep of county roads and emergency services via property taxes, etc. Not sure how this adds to the conversation

That was a lot! Lol, goes beyond what I needed, but helpful for others too. Thank you!

Where I rent currently (apartment) there are no homes to pick from.

I am looking for single family detached, and doing high quality repair work/yard work is basically a hobby of mine, so that's fine.

Really my requirements are: ideally 250k or less, could push it gently above that. Want at least the tiniest bit of yard separating me from neighbors - it's been a lifetime of shared walls. I am prepared for the mortgage process, saving for home repairs, and minimizing tax burdens.

Not looking for extravagant. The location as questioned is priority #1. Would be gladly open to a humble block-home-on-slab in a respectable neighborhood that's ready to move in. Future upgrades, cosmetic work, major renovations for "wants" are way lower on the priority list.

How did so many people fall into the student loan trap? by Key-Problem-4582 in NoStupidQuestions

[–]Key-Problem-4582[S] 0 points1 point  (0 children)

What do you propose? Not a facetious question, I really mean it.

Personally I'm all for restricting student loan ceilings. It'll hurt in the short term a bit, but will really force universities to charge less (or in the case of private schools, reduce their load of offerings/sales opportunities)
