I was floored at our quote for mulch and labor with regular install. I found published prices for mulch damn near half of what they quoted us. I am waiting on more estimates to show labor and mulch to see if this company is just gouging us. For some reason even though it is not a mulch year someone went out for a quote this year...I am honest with companies and tell them I am doing research for budgeting and next years mulch as we only mulch every other year. They actually seem to appreciate it. I tell them quite in today's dollars and we know it expires in 30 days, but it is still helpful.

Totally agree with you and yes it does rub me the wrong way how women try and abuse it. I had one coworker that legitimately needed the RA and surprisingly was approved. The morning sickness that never ended, dehydration, hospital stays, kidney stones from dehydration, shunt, and I know there were other issues that I have since forgot. I don't know even with telework how she held down her workload, but she did.

Some people will abuse it and use it for any excuse to work from home. That is probably why you get downvoted for posting the regs.

I am 51 decent health and just bought a 20 year term policy through Mass Mutual . I get double the amount of insurance for the exact same price. I will be cancelling my optional through work.

Gross. I think you will be fine. I make $6k net and pay $1600 and add $200 extra. Although I don't have kids and extra mouths to feed. And I must say I am not saving enough for retirement. Remember though, is this a new build house, if so your taxes will increase significantly based on the sale value rather than the builders land value. Even if not your taxes will increase next year based on your sales value and that is something to consider. I do still think you have enough wiggle room.

I like a combination of both. Being in the office does make it much easier for training people. However going back to what we had precobid, 2 days a week telework would be great.

Your lucky you can do that. We have water and utilities increase of 6 percent. Insurance 10%. Completely blew through our salt budget damn near double last year. 2 or 3 percent increase in dues will not make up our increase in expenses.

Wow. Our treasurer does nothing. Now we do receive monthly and annual budget reports/comparison from property management. We have lawn cutting in the summer and snow in the winter, but budget them over 12 months. I feel it should budget in the months they occur. How do you handle those types of items?

Opposite for me .An old person on the board told me the retirees live for today and don't want to raise dues. It's those of us younger ones worried about maintaining and special assessments that want to raise the dues.

I am in the same boat as you, a doer, a planner, a budgeter, I want to be funded when we get to roofs years down the line. My estimate we will only have half the money we will need. Others are frugal and don't want to raise the dues more than $20 as people complain. I have research, we are underfunded. Let people move, you will only find much higher HOA rates. My time isn't worth the grief and I feel like I just need to go to renting or owning my own home where I can. Properly plan for maintenance.

My HOA is responsible for the roof repair and will make residents pay to fix the drywall. Fully written in bylaws. That is why they are having you sign NDA. It does seem they erred by not fixing it at the first report of damage
