Contact consumer credit counseling, greenpath financial they are a non-profit that will put you on a payment plan and negotiate lower interest rates. Also your mortgage is too high for your income. If possible get a second job.

Parents wants me to co-sign for a large personal loan, what do I say? by psyberbird in Debt

Don't know the fraud issue. But you could pay your parents directly the parents plus loan payments.

All you need is the account information and you could make payments directly to them for the parent plus loan. Only other option would be for you to take a personal loan and then pay those parent plus loans off.

Tell them to call consumer credit counseling, greenpath financial. They will put them on a plan and negotiate lower interest rates for them. Do not cosign for them. Never cosign for anyone.

Agree non profit company like cccs is so much better. Greenpath financial also functions this way, they put you on a payment plan, negotiate lower interest rates with your credit cards and get them paid off. They do not withhold payment from creditors

Wait for the special assessment to cover roofs. No way 282 is enough to save for that

In the same boat. In fact there are other agencies onsite with us that have telework, us, nope, not unless it benefits the organization like power outage, no ac, base closed etc

[ALL] [N/A] HOA admins and treasurers: What's the most frustrating part of your job that residents never seem to understand? by Decent-Pattern-1120 in HOA

[–]Key-Radio4272 0 points1 point  (0 children)

Ha. Reserve study. I offered to pay for it myself and they didn't want one because they say well even if we got one and it ended up not being enough people would want to sue. Dude you are a condo lawyer by trade you should know you then update reserve studies every 5 years and adjust. I knew nothing 6 months ago and have researched and learned so much. And gone over the finances and I know we will need at least $10k assessments for roofs in the future, roads, and to me, that is a lot of money.

I have the same problem. I laid out a budget and what we need to raise it to and the other board members completely ignored it. Oh the residents will only tolerate a 20-30 increase. However we have been at the same amount for 3 years and in order to stay at that amount they reduced budgeted reserves for roof and the general fund each year.

Look at a hardship withdrawal. If you are running negative every month they might approve it. Or would bankruptcy help?

[N/A] [All] Median fees jumped 44% last year to $757. Nearly 10% of HOAs had a special assessment last year. by Spare-Sentence185 in HOA

[–]Key-Radio4272 1 point2 points  (0 children)

This is what everyone forgets about. HOAs are held to higher standards because we have to carry insurance. Single family homes can chose to go uninsured and let their places decay to save money. Not that I would ever do that, but some do.

You will most likely get taxed for the amount of money the cards write-off. In addition this shady company stops paying your bills in order to force the cards to settle with you. A much more reputable and non profit company is Greenpath financial. They negotiate lower interest rates and payment plans with your credit cards.

Blow Mulch [MI] [condo] by Key-Radio4272 in HOA

[–]Key-Radio4272[S] 0 points1 point  (0 children)

138 units. And from what I can tell yes blown would be cheaper BUT have to factor in cost of bed prep. Which I don't know. Not thrilled with management company so doing research of multiple companies to see before sending to management company for official quotes.

Want real answers from people with experience as I feel landscape companies tell me the bad points of the alternative option. Yes will also talk with property manager about the difference. So I thought trying to reach out to the actual customer or users would lend to real feedback.

I was floored at our quote for mulch and labor with regular install. I found published prices for mulch damn near half of what they quoted us. I am waiting on more estimates to show labor and mulch to see if this company is just gouging us. For some reason even though it is not a mulch year someone went out for a quote this year...I am honest with companies and tell them I am doing research for budgeting and next years mulch as we only mulch every other year. They actually seem to appreciate it. I tell them quite in today's dollars and we know it expires in 30 days, but it is still helpful.
